Maintenance Duties

50-unit senior housing complex

Coordinate daily maintenance activities with manager

Complete work order requests in a timely & effective manner

Must be able to work on your own, or with minimal supervision.

Establish strategies to meet workload demands on time.

Perform maintenance in residents' units.

Handle a variety of facility maintenance requirements, tasks and procedures conduct follow-ups on all maintenance and repair work.

Perform general preventative maintenance, repairs, grounds & overall upkeep.

Remove snow from walkways in the winter using blower, shovels and snowplow, salt spreader, etc...

Performs daily maintenance/janitorial of all common areas, (vacuum, remove trash, clean restrooms, sweep, mop, etc...)

Conduct safety inspections as scheduled.

Performing general maintenance tasks including landscaping, mowing, weed trimming, painting, and carpentry.

Make vacant units rent ready in a timely & effective manner. Paint, trim, remove old carpet, patch drywall, replace fixtures, outlets, toilets, faucets, etc.. as necessary.

Diagnose problems and repairs in the areas related to electrical, plumbing, HVAC, carpentry, dry wall, exterior structural and appliances.
