Position Summary:

The Outside Sales Loan Originator’s (OSLO) primary duty is making sales by generating and developing business from loan applicants with various financial needs. The Outside Sales Loan Originator provides residential mortgage loans to borrowers looking to purchase real estate or refinance an existing mortgage and generates leads to increase production. An Outside Loan Originator works greater than 70% of the time away from the office. The Outside Sales Loan Originator is customarily and regularlyengaged away from the employer's place or business in performing suchprimary duty. The phrase customarily and regularly means a frequency that must be greater than occasional but which may be less than constant. Primary duty means the principal, central, prominent, or most important duty the Loan Originator performs. Tasks or work performed customarily and regularly includes work normally and recurrently performed every workweek; it does not include isolated or one-time tasks. Outside sales do not include sales made by mail, telephone, or the internet unless such contact is used merely as an adjunct to personal calls. The OSLO distinction further address what it means to be away from the employer’s place or places of business, or of selling door-to-door, at the customer’s home, any fixed site, whether home or office, used by a salesperson as a headquarters or for telephonic solicitation of sales is considered one of the employer’s places of business.

  • Primary duty is to sell mortgage loans to customers away from and outside of the NFM Family of Lenders’ places of business. Work done at NFMF offices is related and supplemental to outside sales.

  • Generate new business by building and maintaining relationships with referral partners, title and escrow officers, financial advisers, new construction builders, and other relevant professionals.

  • Our Outside Sales Loan Originators possess strong communication and negotiating skills and a willingness to provide exceptional customer service.

  • Advise and educate consumers about the home purchase or refinance process and how to better manage their mortgages by discussing loan terms, rates, fees, and other costs.

  • Ensures exceptional customer experience by overseeing loan processing from origination to closing and providing ongoing customer communication.

  • Regularly participate in mortgage sales, including attending closings and open houses and conducting seminars and other outside lead-generating activities.

  • Has considerable flexibility to set their working hours and schedule their tasks during the workday away from the branch desk rental or any NFM Lending Family retail location.

  • This position is paid solely by commission.

    Specific tasks will include, but are not limited to, the following:

  • Maintain an active Mortgage Loan Originator License.

  • Production at or above the minimum level of:

  • Full-time Loan Originator (OSE)- $1,750,000 in closed loan volume OR 9 or more closed loan transactions in three months (Quarterly).

  • Part-Time Loan Originator (OSE)- close and fund a minimum of one (1) loan per month or two (2) funded units per quarter

  • Input and submission of quality files to include complete 1003 and supporting documentation (i.e., income, assets, liabilities, and credit), along with proper expectations of the processing flow.

  • Maintain sales contact and pipeline throughout the entire loan process.

  • Effectively communicate, work with, and build relationships with all levels of constituents, including culturally and linguistically diverse staff members and external candidates and/or vendors, while operating in a fast-paced customer service-driven environment.

  • Responsible for generating business through the effective use of the Company’s marketing, leads strategies, and self-generation.

  • Responsible for structuring, presenting and selling the loan to customers.

  • Collect required borrower information to recommend appropriate products or programs.

  • Regularly follow up with potential applicants via telephone, email, or written correspondence to ensure each applicant understands each program.

  • Routinely perform sales duties outside of a fixed office location.

  • The employer shall, at its discretion, modify or adjust the position to meet the company’s changing needs.

    Required Job Functions:

    Specific tasks will include, but are not limited to, the following:

  • Development of sales-based skill set, including building a customer base and securing new mortgage loan opportunities within the existing and potential customer base.

  • Network outside of office premises to generate referral and client relationships

  • This position may require up to 70% travel.

  • Additional tasks as assigned.
