       License and Certification Qualifications: Valid Georgia driver's license required.Education Qualifications: High school diploma or equivalent required. Bachelor's degree in related field preferred.Experience Qualifications: Five years of experience in building maintenance, construction management, or a related field required. Management experience preferred.Skills Qualifications: Ability to direct and appraise the quality of maintenance of school facilities; high degree of technical competence in building maintenance principles and management; ability to supervise skilled trades technicians; ability to communicate with others in an effective and tactful manner; strong scheduling and organizational skills pertaining to scheduling predictive and preventative maintenance programs; ability to maintain a parts inventory for a large building maintenance operation; expertise in continuous improvement, data driven decisions, and computerized maintenance management systems; and ability to analyze existing processes and identify areas for improvement.Primary Responsibilities: Assist the Facilities and Operations Area Manager with building maintenance operations, including preventive and corrective maintenance and contract management for the Building Maintenance Department.1. Oversee the operations of the master craftsmen, craftsmen, and private contractors and monitor the progress of all project and assignments. a. Assist and implement the daily work schedules of the maintenance district.b. Assist with the supervision of contracted projects and track project progress.c. Assist in maintaining service records for all physical plant equipment and records on all inventory including parts, equipment, and tools. 2. Provide world-class customer and intra-department relations. a. Maintain all facility systems at maximum reliability levels to support district mission and local school customer needs.b. Provide prompt and professional responses to user-identified concerns dealing with facilities, staff, communication, and scheduling to determine needed courses of action. 3. Provide technical proficiency for maintenance operations. a. Apply knowledge of maintenance planning, scheduling, and managing to optimize district operations. b. Maintain currency in building maintenance trades skills in order to inspect and assess the quality of work accomplished by others. 4. Coordinate project logistics and communications for all preventive and corrective maintenance and contract management. a. Communicate with local school leaders and administrators to determine customer requirements and expectations. b. Negotiate with materials and service suppliers to ensure maximum benefits for the district. c. Maintain constant communications with local, state, and federal agencies in order to comply with current codes and regulations. 5. Utilize and maintain proficiency in the district's computerized Maintenance Management System. 6. Monitor training requirements and plan in-service training programs and other training for all staff as necessary. 7. Monitor continuous improvement through on-going evaluation of overall system quality and effectiveness and development of strategies and methods to improve operations.8. Be on-call for necessary work, 24 hours a day, seven days a week. 9. Perform other duties as assigned. Physical Demands:While performing the duties of this job, the employee is required to stand, walk, negotiate stairs, climb ladders, reach with hands and arms, talk and hear, manipulate tools and small items with hands, and lift and transport up to 50 pounds over short distances. Specific vision abilities required by this job include close vision, distance vision, and color vision. The employee may be subjected to a wide range of ambient temperature and humidity conditions while working on equipment under varying conditions including overhead work and work in confined spaces. Potential hazards of this position include working with electricity, working with heat and noise producing machinery and equipment, working on elevated equipment using ladders or other lifting devices, and use of chemicals and solvents.
