Building & Grounds Superintendent

Duties:

  • Responsible for the maintenance and repair of the mechanical systems of County buildings.
  • Directs, through supervisory staff, all custodial and maintenance staff. Responsible for hiring, training oversight, work assignment, and performance evaluation.
  • Designs new and retrofits existing systems for County buildings to improve efficiency and comfort.
  • Reviews requests for troubleshooting on building mechanical systems and determines appropriate action.
  • Plans, develops, and implements new methods and procedures to improve maintenance operations.
  • Oversees the development and implementation of a preventative maintenance program for mechanical systems.
  • Develops short and long-range maintenance and improvement plans for all County owned facilities.
  • Develops specifications for projects to be performed and determines the need for outside contractors.
  • Prepares and reviews bid specifications; coordinates with the Finance Committee to select contractors. Oversees and reviews the work of contractors for conformity to standards.
  • Collaborates with architects and engineers to design new or remodeled buildings. Monitors construction on the County's behalf.
  • Develops and presents departmental budget on an annual basis. Monitors expenditures and ensures compliance with budgetary guidelines.
  • Oversees the purchase and inventory of janitorial and building maintenance supplies, parts, and equipment.
  • Ensures that staff is kept current on all applicable County policies, federal and State regulations, and other safety procedures. Remains up-to-date on fire code, OSHA, ADA and other regulations affecting facilities management.
  • Acts as receiving agent for all goods purchased by the County. Ensures the timely and proper receipt and delivery of U.S and interdepartmental mail.

Education and Experience:

  • Bachelor's degree in engineering or the mechanical or construction sciences and years of progressively more responsible experience in building maintenance, repair, or custodial work that includes two years of supervisory experience; OR
  • Associate degree in engineering or the mechanical or construction sciences and eight years of progressively more responsible experience in building maintenance, repair, or custodial work that includes two years of supervisory experience; OR
  • High ** school diploma or GED and ten years of progressively more responsible experience in building maintenance, repair, or custodial work that includes two years of supervisory experience.

Special Requirements:

  • Must possess and maintain a valid driver's license and access to a reliable vehicle throughout the course of employment.
  • The physical ability to lift up to 75 pounds regularly is essential to the successful completion of job duties.
