Minimum Requirements: Three years of experience in the building construction trades, building maintenance, maintenance or repair of mechanical equipment, or as a parks building and grounds attendant. Minimum Qualifications
QUALIFICATION REQUIREMENTS:
MINIMUM QUALIFICATIONS:
Three years of experience in the building construction trades, building maintenance, maintenance or repair of mechanical equipment, or as a parks building and grounds attendant.
SUBSTITUTIONS:
Training in the building construction trades, building maintenance, maintenance or repair of mechanical equipment, or parks building and grounds work will substitute for a maximum of two years of the required experience. Training will be credited in six month increments.
NOTE:
Custodial building maintenance is not qualifying.
Examples of building construction trades include cabinetmaker, carpenter, concrete finisher, electrician, HVAC controls technician, HVAC mechanic, ironworker, millwright, painter, pipefitter, plasterer, plumber, refrigeration mechanic, roofer, sheet metal worker, steamfitter, tile setter and welder.
Examples of building maintenance include Maintenance Repairer 1/2, B/G/E Maintenance Repairer 1/2 and Maintenance Repair Foreman.
Examples of repair/maintenance of mechanical equipment include Operating Engineer 1/2, auto mechanic, Mobile Equipment Maintenance Mechanic, Mobile Equipment Overhaul Mechanic and Mobile Equipment Master Mechanic.
Job Concepts
Function of Work:
To provide assistance, guidance and limited support for an assigned group of not less than (2) two Maintenance Repairers and/or performing advanced journeyman level work in two or more of the following trades: Heating, Ventilation, Air Conditioning, Plumbing, Machinist and Welding; to independently maintain, service or to maintain, repair and install a variety of building machinery and stationary equipment using journeyman skills in several trades areas.
Level of Work:
Advanced.
Supervision Received:
General from a maintenance supervisor of higher grade
Supervision Exercised:
Leadworker over Maintenance Repairers (minimum of 2) on a regularly assigned or recurring basis.
Location of Work:
All state agencies.
Job Distinctions:
Differs from other Maintenance Repairer jobs by its function as a leadworker and/or performance at the advanced journeyman level in the HVAC, Plumbing, Machinist, and Welding trades.
Examples of Work
AS A MAINTENANCE REPAIRER MASTER
Inspects and approves the work of contractual employees.
Provides guidance for subordinates as directed.
Surveys assigned jobs and insures that sufficient and proper materials and tools are on hand to complete each day's work.
Directs the sequence of work and assigns tasks to subordinates.
Works with and sets the pace for assigned subordinates.
Keeps records as required by supervisor.
Performs major replacements, new installation and modification of HVAC and Refrigeration equipment of all sizes.
Fabricates or repairs metal parts for plant or production machinery.
Performs repairs on high and low pressure gas, steam and water systems.
Performs specialized welding of aluminum, non-ferrous and stainless steel.
Serves as a leadworker and assists in the training of subordinate maintenance personnel.
AS A BUILDING MAINTENANCE MASTER MECHANIC
Operates lathes, milling machine or drill press in the making of parts for pumps, compressors, cooling tower fans, air handlers and other equipment.
Troubleshoots malfunctions, determining the cause of equipment breakdown and the extent of repair for different types of equipment.
Fabricates parts to be used on jobs and/or machinery.
Estimates cost of building equipment maintenance repairs.
Requisitions supplies and equipment for jobs.
Dismantles, repairs and reassembles pumps, compressors, motors, air handlers, cooling tower fans and controls.
Reads and interprets plans and blueprints.
Oversees the work of personnel assigned to assist in accomplishment of maintenance tasks.
