POSITION DESCRIPTION:
The Assistant Director of Plant Operations reports to the Director of Plant Operations and is primarily responsible for supervision of the custodial and 2nd shift building mechanical staff.
Supervises, schedules and assigns work to custodial staff performing building maintenance and cleaning; inspects work in progress and completed work for compliance with specifications. Reviews work orders submitted by faculty and schedules work to be completed.
Maintains records including work orders, equipment, and supply records, and employee records. Reviews, codes and approves time cards in accordance with college policies.
Interviews and hires FT and PT custodial staff based on need.
Counsels and mentors in-house staff as required.
Provides training and on-the-job guidance and assistance on the proper methods, techniques, tools and equipment and safety precautions to be observed by staff involved in renovation, repair and maintenance of buildings.
Conducts inspections of buildings and identifies maintenance needed.
Receives emergency maintenance calls; conducts on-site review of the emergency; establishes work priorities and assigns employees to accomplish necessary repairs. Has on-call hours.
Is a first supervisory responder and escalates issues as necessary to the Campus Director of Plant Operations.
Prepares budgets, purchase requests and ensures budgetary compliance.
Works with faculty, student and campus administrative committees to facilitate campus programs. This could include serving on appropriate campus and/or college committees.
Assists with the planning and implementation or arrangements for special programs for business, industry and local community groups.
Prepares summer schedule with foreman for building and classroom upgrades including, but not limited to, flooring scrubbing, polishing and waxing of labs, art rooms and faculty offices. May require coordination with other trades.
Order and schedule regular maintenance of custodial equipment.
Performs other related duties as assigned by the Campus Director of Plant Operations. This position requires flexible hours with some weekend supervision.
MINIMUM QUALIFICATIONS:
Required
An Associate Degree or 60 credits toward degree, and 10 years in a leadership position overseeing mechanical maintenance and/or ground operations with at least 3 years of experience in the daily maintenance of a large complex facility is required
OR
In lieu of an Associate Degree, at least 15 years in a leadership position overseeing mechanical maintenance and/or ground operations with at least 3 years of experience in the daily maintenance of a large complex facility is required.
Must be able to prioritize and lead work on multiple projects. Candidate must have strong communication, computer, and analytical skills.
Preferred
Previous maintenance experience in an educational environment. Union experience is strongly preferred.
HIRING SALARY:
The Assistant Director or Plant Operations is a Guild position; and, as such, the salary and benefits for this position are determined according to the salary and benefits plan for the Guild of Administrative Officers
