Corvias Project Manager, Design & Construction in Seattle, Washington

Leveraging their construction management and field experiences, the Project Manager will lead the management and oversight of day-to-day infrastructure design and construction operations in Seattle, Washington for the RainCity Partnerships Program. The RainCity Partnerships Program (RCP) is a community-based public-private partnership with Seattle Public Utilities (SPU) at the City of Seattle. The program builds upon over two decades of work by SPU to prevent water pollution with nature-based approaches that deliver multiple benefits. RCP expands on the City’s foundational work with an intentional focus on building new avenues for collaboration in and with Black, Indigenous, and People of Color (BIPOC), including immigrant and refugee communities. SPU’s work is guided by Shape Our Water (https://www.shapeourwater.org/) , a community-centered project to plan for the next 50 years of resilient drainage and wastewater systems.

We are seeking an experienced Project Manager with a minimum of five to eight years of experience in sitework design and construction management and a working knowledge of the design process and project management principles. The ability and motivation to integrate social equity principles across the work, and a strong motivation to care for the underserved communities is an essential attribute of this role.

Experience should include managing construction of site infrastructure systems and a proven track record of successfully completing all phases of projects including planning, conceptual design and permitting through construction completion and project close-out.

This position reports to the Program Director of CIS’s Seattle Office.

Key Responsibilities:

  • Management and coordination of all aspects of construction occurring both on and off of the construction site.

  • Ensure projects comply with design specifications and standards.

  • Ensure projects are completed on time and on budget. If conflicts should arise, lead efforts to resolve the conflict.

  • Responsible for ensuring quality control/quality assurance procedures are met.

  • Coordinate with the Program Director, local staff, contributing consultants, etc.

  • Coordinate with the Quality Assurance Inspector for audits and inspections.

  • Ensure that designers and general contractors have proper local, state and federal permits in place, and that general contractors follow all jurisdictional requirements and building codes.

  • Maintain and manage the change order requests from the general contractors and maintain the change order log.

  • Responsible for reviewing daily reports from general contractors.

  • Collaborate with designers and contractors to oversee the development and implementation of comprehensive project plans and proposals.

  • Reviewing scopes of work, strategies and schedule for completion.

  • Responsible for creating critical path schedules. ,

  • Verify work in place, including managing unit costs.

  • Conduct regular onsite walk-throughs and construction observation to document progress, address issues, and ensure general contractors compliance with safety regulations and building codes.

  • Identify opportunities for efficiency improvements.

  • Manage project related documentation and processes including but not limited to: design progress sets, requests for information, requests for proposals, submittals, transmittals, specifications, weekly contractor meeting minutes, approving payment requests, etc.

  • Responsible for proper administration of contracts, statements of work, change orders, etc..

  • Manage close out documents (i.e. as-builts, product manuals, warranties, etc).

  • Work with CIS’s outreach consultants to proactively connect project delivery with community outreach efforts and workforce development efforts.

  • Lead/assist with marketing efforts, such as proposal writing and participating in business development and marketing events and activities.

  • Support an environment that fosters respectful, informative, and timely communication and collaboration across various functional areas.

  • Provide cost projections for budgeting.

  • Other responsibilities as assigned.

What You Will Need:

  • It is critical that this position embraces and embodies CIS’s values.

  • At least 5 to 8+ years experience in significant horizontal construction management. Can include a mix of design management and field experience.

  • OSHA 30 Hr certification or ability to obtain within the first six months of hire.

  • Bachelor's degree in Construction Management, Engineering, Architecture, or related field is preferred. Graduate degree is a plus.

  • Enthusiasm and the emotional intelligence to develop a professional rapport within a collaborative, interdisciplinary team of designers, contractors, consultants, and property owners.

  • Motivation to serve underserved communities.

  • The ability to influence outcomes without hierarchical authority.

  • Project Management Professional (PMP)® certification from the Project Management Institute (PMI) is preferred. The successful candidate will have this Certification or agree to obtain the Certification within 120 days of starting employment with CIS.

  • The successful candidate will have a proven track record of collaborative leadership skills.

  • Excellent interpersonal, writing, and presentation skills, with the ability to communicate effectively with management and cross functional teams and establish collaborative relationships internally and externally.

  • Flexible attitude with respect to work assignments and ability to manage multiple and competing priorities in a dynamic and matrixed environment.

  • Ability to take personal responsibility for the quality and timeliness of work and achieve results with little oversight.

  • Critical thinking and analytical skills necessary to mitigate risk factors and resolve complex or unforeseen conditions amid tight timelines and high client expectations.

  • Demonstrable basic business acumen and a financial aptitude necessary to navigate highly complex agreements.

  • Proficient knowledge of Microsoft Office Suite, Google Suite, project management software, task tracking software, etc.

  • Proficient knowledge of PDF editor software such as Bluebeam or Adobe Acrobat

  • Basic proficiency in reviewing and commenting on design and construction documents.

  • A valid driver’s license is required.

Position Location Requirements

The candidate for this position is expected to be based near and work in our office in Seattle two or three days per week, visit the project job sites, as well as work remotely. The candidate will also need to attend other in-person meetings as required and should anticipate approximately 10% travel time throughout the year.

The pay range for this position is $100k to $145k. However, base pay offered may vary depending on skills, experience, job-related knowledge, and location. This position is eligible for incentive payments of up to 20% of the base pay if goals are met, aligning the performance of the position with the goals of the program.
