Port of Seattle Aviation Business & Properties Asset Manager in Seattle, Washington

Some of what you'll be doing:

As the Aviation Business & Properties Asset Manager, you will manage Seattle Tacoma International Airport's (SEA) real property strategy, entitlements, development, and administer real property uses to ensure asset performance primarily for the airport’s 2,000 acre “outside the fence” portfolio of properties, including a recently acquired 3-building office complex situated on 17.7 acres, consisting of approximately 548,702 square feet of office space and 1,584 parking stalls.

  • You will create strategies and lead specialized projects across the organization that leverage real property assets to support SEA's mission including meeting aviation operational real estate needs and accommodating future growth.

  • You will develop and maintain stakeholder engagement and input for optimizing how SEA uses land and maximizing real property asset value.

  • You will plan, negotiate, and execute real property transactions with a variety of property owners including developers, various local and state agencies, private owners, or internal Port groups.

  • You will provide subject matter expert knowledge to executive leadership on latest trends and challenges within the local real estate industry in collaboration with outside consultants.

  • You will direct the team to create real estate strategies for the Port Commission and executive leaders for executive meetings and community outreach.

  • You will monitor, track, and report on nearby real property changes, rumors, or news for consumption by internal and external entities.

  • You will coordinate and manage with support staff of various external and internal groups to provide clear guidance in response to requests for outside-the-fence space, plans, or needs.

  • You will develop and manage budgets for procurement and administration of outside consultant contracts, as well as develop scopes of work to be used in procuring such services and managing such contracts.

  • You will identify and manage real estate requirements expressed and/or implied in various aviation industry business plans impacting SEA.

  • You will supervise, mentor, and train staff. You will also provide continuous performance management, conduct performance evaluations, support staff growth and development. Lead staff recruitment, selection and coordinate onboarding activities for new employees.

Who you are:

  • Experienced – You have three (3) years of experience in commercial real estate or airline industry, including planning, development and/or asset management principles and you have two (2) years of supervisory/lead/mentor experience including leading a project or process.

  • Desired – We hope you have a Bachelor’s Degree in Construction/Project Management, Real Estate, Economics, or Business Administration.

  • Negotiator – You have strong contract management and negotiation skills, and skill conducting financial analysis and the ability to make reasoned recommendations or decisions on complex financial and real estate issues.

  • Knowledgeable – You can interpret real estate documents and complex legal language to make recommendations or execute on course of action and to ensure compliance with lease and other real estate legal requirements. You understand the complexities of a major hub airport and how real estate supports its current and future needs, including the ability to develop strategic and business plans with limited land resources.

  • Interpersonal – You can effectively interact with a variety of stakeholders, including internal groups, landowners, developers, other government agencies, tenants, or politicians in a professional manner and develop and maintain an effective working relationship at all levels.

  • Effective Communicator – You have effective verbal, written, and active listening communication skills. You can write concise, organized, and clear communications to internal and external customers and engage others in active, open, and productive dialogue.

What else you need to know:

  • Work Schedule – Your normal work schedule will be Monday – Friday, 8:00 a.m. to 5:00 p.m. (40 hours per week). Slightly more flexible start and end times are available in this role.

  • Work Environment - This work will take place in a hybrid/in-office setting at Management’s discretion.

  • Washington State Residency Requirement – Employees must establish a residence in Washington state within 30 days of their first day of employment and must maintain a residence in Washington State during their employment with the Port of Seattle. If a position is eligible to telework, work performed while teleworking must be performed in Washington State.

  • Security Requirements – As the successful candidate, you must pass a Transportation Security Administration (TSA) background check as well as a criminal history background check with the Federal Bureau of Investigation (FBI). Your employment will be contingent upon obtaining a Port of Seattle ID badge upon clearance.
