We manage a diverse portfolio of properties and are committed to maintaining and enhancing the value of our assets through effective management and strategic investment in property improvements. Position Summary The Project Manager at One Stop Housing will be responsible for overseeing large repair projects on properties managed by the company. This includes hiring and managing various sub-contractors, creating and maintaining a replacement reserve table for each property, and tracking the remaining life span and replacement cost of major components such as roofs and commercial AC systems. The ideal candidate will have strong project management skills, experience in property management or construction, and a keen eye for detail. Key Responsibilities *

Sub-Contractor Management:

  • Identify, hire, and manage various sub-contractors for large repair projects.
  • Ensure all sub-contractors comply with company policies, safety standards, and project timelines.
  • Negotiate contracts and terms with sub-contractors to ensure cost-effective and quality service delivery.

Project Planning and Execution:

  • Develop detailed project plans including scope, budget, timeline, and resource allocation.
  • Oversee the execution of large repair projects, ensuring they are completed on time, within budget, and to the required quality standards.
  • Monitor project progress and make adjustments as necessary to ensure successful project completion.

Replacement Reserve Table Management:

  • Create and maintain a replacement reserve table for each property.
  • Track the remaining life span and replacement cost of major components such as roofs, commercial AC systems, etc.
  • Update the replacement reserve table regularly to reflect completed repairs and updated cost estimates.

Budgeting and Cost Management:

Prepare and manage project budgets, ensuring all expenses are tracked and within approved limits.

Identify cost-saving opportunities without compromising on quality and safety.
