We are currently seeking a Senior Commissioning Authority in our Seattle, WA office. As a Senior Commissioning Authority you will be responsible for performing the full range of Commissioning (Cx) responsibilities on all building types including large, complex projects, in addition to leading retro-commissioning and energy assessment projects. Tasks include preparing Cx plans and specifications, web-based project management and documentation (Cx Alloy), Cx design reviews, lead construction meetings, perform site observations, develop pre-functional checklists and functional tests, perform functional testing with contractors/owners, issue management, write Cx and related reports, and post occupancy follow-up activities. Some key duties and responsibilities include: Manage and/or support multiple commissioning projects including client interface, team coordination, schedule and budget management; Manage a minimum contract value of $1,000,000; Perform Cx reviews of construction documents and equipment submittals; Work effectively as a team member; Develop commissioning plans, reports, pre-functional checklists, and functional performance test procedures; Assist with functional testing of systems; Contribute to improving Cx processes and best practices; Perform technical analysis of building operation (controls, sequences, etc.); Proactively communicate with a wide range of client stakeholders. Key skills and abilities needed for the position are: Strong oral and written skills and a proven ability to interact professionally with a wide a range of clients; Experienced knowledge of HVAC and electrical system designs and operations; Experienced knowledge of building automation and lighting control systems; Experienced knowledge of Cx Industry Standards (ASHRAE, ACG, BCxA) and code requirements; Knowledge of applicable codes and standards (CEC Title 24, ASHRAE, IECC, IMC, NEC, etc.); Experienced in the review of construction documents (mechanical, controls, plumbing and electrical drawings, specifications, etc.); Experienced knowledge of electrical and fire/life safety systems; Knowledge of construction industry safety practices and procedures; Experienced in troubleshooting of field devices and control hardware and software; Capable of self-performing functional testing of building MEP systems and coordinates non-standard test scopes such as technology, BECx, etc; Proficient with MS Office Suite including but not limited to Word, Excel, and Outlook; Skilled with PDF editors (Bluebeam, Adobe), plus additional online project management software; Ability to travel up to 30% (travel will depend on project needs and may vary widely).
