The City of Rochester is currently seeking a Maintenance I or Maintenance II position. Depending on the selected candidates qualifications will determine which position they will be hired into.

Nature of Work

The Maintenance I and II are responsible for performing a wide variety of general and preventative maintenance, and custodial work to ensure City of Rochester facilities are properly maintained, clean and safe.

Primary areas of assignment include operating building automated energy management programs which monitors and controls the heating and cooling equipment; performing routine maintenance tasks such as carpentry, painting, plumbing, electrical repairs to ensure that the building is properly maintained; and other duties as assigned.

The Maintenance II also maintains an advanced knowledge of building automation, including programming and developing sequences of operations and serves as a lead on City commission projects. Primary duties also include project and construction management of small to medium-scale projects. Work is performed independently with limited supervision.

Distinguishing Characteristics

This individual will be part of a facilities team with responsibilities for multiple buildings. Incumbents may be required to work hours outside of the normal business hours of 8:00 AM to 5:00 PM including evening shifts in order to meet the needs of the facility.

Pay Rate: Maintenance I - $28.27 to $35.51 depending on qualifications

Maintenance II - $29.39 to $37.56 depending on qualifications

DUTIES AND RESPONSIBILITIES

The work below is representative of the scope of work performed within this job classification. Individual job duties will vary based on work assignment and/or location.

Maintenance I and II

*Perform general and preventative maintenance on building and specialized systems and equipment

  • Perform and document required monthly preventive maintenance to equipment.

  • Assess condition of equipment and parts and repair as required.

  • Complete daily system checks on Building Automation System, water treatment, boiler and other systems.

  • Maintain, adjust and repair HVAC systems and automated energy management programs.

  • Perform basic plumbing maintenance, including cleaning, replacing and repairing pipe and drains.

  • Replace ballasts.

*Complete general repair, maintenance and custodial duties

  • Maintain sidewalks by sweeping, shoveling, plowing and removing snow

  • Maintain snow removal equipment

  • Complete painting and staining work on a periodic basis as needed

  • Fill in for custodians as needed performing tasks such as cleaning glass/plexi-glass, sweeping, vacuuming, mopping, waxing, dusting, stripping, polishing, shampooing, shoveling, replenishing supplies. Remove rubbish, waste paper, and recyclables and empty trash cans, etc.

*Responsibility for assigned facility during closed hours.

  • On-call duty is required when circumstances require maintenance attention.

Maintenance II Only

*Manage Building Automation Systems as assigned

  • Create and configure schedule based on usage, holidays, etc.

  • Compile and document historical trend data.

  • Document and perform calibration of sensors, including, but not limited to temperature, humidity, hazardous gas, etc.

  • Replace and configure components.

  • Perform commissioning to ensure facility is functioning fully.

Coordinate construction projects

  • Interface with on-site contractors to show access and limited disruptions to City facilities

  • Serve as City representative at construction meetings

  • Participate in the preconstruction and design phases of the project/s in order to manage project expectations and to ensure it conforms to current City policies, standards, and ordinances.

  • Coordinate building shut-downs

  • Manage small to medium-scale projects

*ESSENTIAL FUNCTIONS

MINIMUM QUALIFICATIONS

Maintenance I Education and Experience

Graduation from a two-year Facility and Service Technology or Building/Utilities Maintenance Program, or equivalent educational program

OR

A high school diploma or the equivalent AND a minimum of 2 years of experience in custodial work or building maintenance for a large commercial facility.

OR

Successful completion of Module 1 and 2 of the Facility Competency Matrix

OR

An equivalent combination of education and experience sufficient to successfully perform the essential duties of the job.

Maintenance II Educations and Experience

Graduation from a two-year Facility and Service Technology or Building/Utilities Maintenance Program, or equivalent educational program AND 2 years of relevant experience performing building maintenance activities for a large commercial facility

OR

A high school diploma or the equivalent AND a minimum of 4 years of experience performing building maintenance activities for a large commercial facility.

OR

Successful completion of Module 5, 6 and 7 of the Facility Competency Matrix

OR

An equivalent combination of education and experience sufficient to successfully perform the essential duties of the job.

Licenses and/or Certifications

Valid driver's license.

Special Boilers License within 1 year of hire, and 1C Boilers License within 2 years of hire if selected for Maintenance II.

Desirable Qualifications

A combination of advanced training, experience and/or licensure resulting in proficiency in building maintenance; plumbing and electrical systems; automated building energy management monitoring and control systems (METASYS by Johnson Controls, for example); the general building trades and building maintenance and repair.
