Legacy Partners Development Construction Manager (Req #890) in Redmond, Washington

Summary: Legacy Partners is seeking a Construction Manager (Construction Manager) for its Pacific Northwest development market. Candidates for the Construction Manager position will need a minimum of five years' experience related to the development, design, and construction of multifamily projects. The candidate will have demonstrated leadership skills to ensure that the development vision is maintained from inception through completion and will require experience in leading and managing the design and contractor team from project initiation through substantial completion and final acceptance by the owners. Responsibilities will include negotiation of consultant and general contractor agreements and working with the regional partner in developing budgets related to the development pro-forma for all project related activities, as well as activities related to site feasibility analysis and due diligence on an as-needed basis during the pre-development phase. The position includes interaction with primary stakeholders, including Legacy Partners' executives, equity partners, construction lenders, consultants, general contractors and City and State authorities, during all phases of the development process.

Essential Duties and Responsibilities include the following. Other duties may be assigned:

  • Project Budget and Pro-Forma Analysis

The Construction Manager will assist in the development of project budgets utilized in the proforma analysis. Budgets, in Excel, will include soft costs, with hard costs that are usually provided by general contractors, but fully vetted by the Construction Manager. In association with the project lead development manager, the Construction Manager will consult with outside legal counsel to prepare contracts general contractor. The Development and Construction management team must assess the construction costs with general contractors during the design process in order to drive a final GMP that meets the proforma budget.

  • Pre-Development Project Management

During the pre-development period the Construction Manager will prepare Request for Proposals (RFPs) for selected general contractors and work with the Development Manager and Regional Partner in final selection of the general contractor. After the contractor is selected, value engineering steps may need to be discussed to achieve the proforma budget.

The Construction Manager will assist the Development Manager in leading the design and GC pre-construction team in the creation of construction design documents through the receipt of building permits. This individual will attend meetings with the design consultants and general contractor to ensure that development schedules are maintained to meet closing deadlines. The Construction Manager will work with utility providers (electricity, gas, cable, TV, Internet) to ensure availability and assess any costs associated with providing these services.

  • Construction Project Management

Upon commencement of construction will work in conjunction with the Senior Development Manager in coordinating with the general contractor and design consultants during the construction phase. This will include the following responsibilities:

  1. Attend all Owner, Architect and General Contractor weekly meetings at the construction site.
  2. Review all Requests for Information (RFI) submitted by the General Contractor.
  3. Review all Potential Change Order and Owner Change Order Requests with the design consultants and provide recommendations to the stakeholders in regard to approval.
  4. Review all Application for Payments submitted by the General Contractor and work with the Legacy accounting team in preparation of the Funding Requests to equity partners and construction lender.
  5. Assist Senior Development Manager with monthly reporting.
  6. Review all third-party consultant reports during the construction phase and ensure that any items raised are resolved.
  7. R view the schedules that the GC provides and assess monthly the status of the project as it relates to the approved schedule.
  8. Interface with Legacy's management team to help coordinate unit and amenity punch work.
  9. Interface with GC's and report to Legacy management regarding scheduled vs. actual unit availability to facilitate resident move-ins.
  10. Manage the close-out of the project including managing punch work and acceptance of units and common areas, warranties, temporary occupancy and final certificates of occupancy for the project.
  11. With the Property Management team, coordinate all warranty and outstanding construction items as required

Education/Experience:

-Bachelors' degree, with focus in engineering, construction-management, or architecture. Additional certifications and licenses should be identified.

-5 years+ related background in project management for a general contractor or real estate developer, with experience in all types of multi-family development (Garden, Mid-Rise, Podium, High-Rise).

Computer Skills: Applicant should be proficient using Excel, Word and MS Project and Bluebeam.

Language Ability: Ability to read and interpret documents in accounting as well as safety rules, operating and maintenance instructions, and procedure manuals and management agreements. Ability to write routine reports and correspondence. Ability to speak effectively with managers and customers or employees of organization. Must have strong written and verbal communication skill.

Math Ability: Ability to calculate figures and amounts such as fee calculations, management fees, developer fees, construction management fees, depreciation, proportions, percentages. Ability to apply concepts of basic math and algebra.

Reasoning Ability: Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

Supervisory Responsibilities: This job requires the supervision of multiple consultants in order to assure quality results in their work.
