responsibilities:

  1. Financial Reporting:

  2. Prepare monthly, quarterly, and annual financial statements, including income statements, balance sheets, and cash flow statements for assigned properties.

  3. Ensure timely and accurate reporting of property-level financials to management, owners, and stakeholders.

  4. Analyze financial statements and provide variance analysis against budgets and forecasts.

  5. General Ledger Management:

  6. Maintain and reconcile general ledger accounts for all property-related transactions.

  7. Record and review journal entries for property acquisitions, dispositions, capital improvements, depreciation, and amortization.

  8. Ensure accuracy of intercompany transactions and allocations between properties.

  9. Month-End and Year-End Close:

  10. Complete month-end closing activities, including account reconciliations, accruals, and adjustments.

  11. Coordinate with other accounting team members and departments to ensure a smooth closing process.

  12. Assist in preparing year-end financial packages and audit schedules.

  13. Accounts Payable and Receivable:

  14. Review and process vendor invoices, ensuring proper coding and approval for payment.

  15. Oversee tenant billing and ensure timely collection of rents and other receivables.

  16. Manage cash receipts and disbursements related to property operations.

  17. Budgeting and Forecasting:

  18. Assist property managers and leadership teams with the preparation of annual property budgets and financial forecasts.

  19. Provide financial insights and analysis to support decision-making related to property operations and investments.

  20. Lease Accounting:

  21. Ensure accurate recording and monitoring of lease agreements, tenant improvements, and rent escalations in accordance with lease terms.

  22. Review lease abstracts and ensure proper billing of rent, operating expenses, and other charges.

  23. Tax and Compliance:

  24. Assist in property tax filings, sales tax returns, and other regulatory compliance requirements.

  25. Ensure compliance with generally accepted accounting principles (GAAP) and other applicable financial regulations.

  26. Audit Support:

  27. Provide support for internal and external audits by preparing audit schedules and responding to auditor inquiries.

  28. Ensure timely resolution of audit findings related to property accounting.

  29. Special Projects and Process Improvement:

  30. Participate in system upgrades, process improvements, and automation initiatives related to property accounting.

  31. Collaborate with property management teams on special projects such as acquisitions, dispositions, and capital projects.

qualifications:

  • Bachelor's degree in Accounting, Finance, or a related field (CPA preferred but not required).

  • 5+ years of accounting experience, preferably in property or real estate accounting.

  • Strong knowledge of real estate accounting principles, lease accounting, and property management systems.

  • Proficiency in accounting software (such as Yardi, MRI, or similar property management platforms).

  • Advanced skills in Microsoft Excel for financial analysis and reporting.

  • Strong analytical and problem-solving skills, with the ability to handle multiple properties and deadlines.

  • Excellent communication and organizational skills to work with various stakeholders, including property managers, asset managers, and auditors.
