DESCRIPTION/RESPONSIBILITIES: JOB DESCRIPTION

The primary purpose of the AVP, Facilities & Real Estate Operations role is to assist with strategic planning, financial management and leadership of the outsourced Facilities team, including repairs and maintenance, proactive programs, and capital projects. This role interacts and collaborates frequently with leaders of the Portfolio and Workplace towers of the Center of Excellence. The role is a partner with Finance, Legal, HR, IT and other partners in the employee experience.

Major Duties & Responsibilities:  * Oversight and management of the facilities management program, including management of third-party facilities service providers.  * Collaborate with Regional Directors, Workplace and Portfolio teams to deliver a seamless customer experience for Chubb's built environment  * Assist with the development "best in class" Facilities team through inspirational leadership, strategic initiatives to take performance to industry leading levels  * Lead team of facilities professionals to provide excellent service to our internal customers  * Develop optimal organizational structures as needs of the business evolve  * Create succession plan by assessing talent and creating individual development plans for direct reports and other leaders  * Manage Lease Administration, Tax Certiorari and Lease Audits  * Partner with and influence internal business partners including Workplace, Portfolio, Finance, Legal, Procurement, IT and HR  * Lead the development of proactive programs to improve service delivery and drive positive results  * Influence office design to improve long term maintenance through feedback on specifications and prototypical plans  * Develop long term capital investment plans for major assets i.e. HVAC, roof, parking lot and vertical transportation assets  * Lead the development of tools to assess vendor performance and implement improvement strategies for quality, responsiveness, and financial compliance  * Perform special projects as assigned  * Develop and implement expense and capital budgets, managing performance to approved levels of cost and service  * Initiate and manage RFP's, and negotiate favorable terms and pricing to reduce cost per transaction  * Develop reporting tools to assist in management of services, such as work order variance reporting, vendor score carding, KPI measurement of service partners  * Work with Regional Directors and local management on matters related to headcount projections, real estate requirements, office environment and space needs.  * Continuously assess local real estate environment and conditions  * Manage move activities within and between corporate offices, including new hire onboarding related to facilities  * Manage corporate real estate, mailroom, reception and food services vendors that support Chubb-owned facilities  * Enforce code regulations and OSHA compliance
