PATERSON HOUSING AUTHORITY Property Manager in Paterson, New Jersey

The incumbent of this position is responsible for the management of low income public housing, including, but not limited to, the following duties: 1. Ensuring at least standard performance under HUDs assessment system indicators 2. Carrying out the work of the property in a manner that complies with all applicable Federal State and local laws, regulations, and PHA policies and procedures 3. Maintaining the financial health of the property 4. Directing, controlling, monitoring and evaluating the performance of all other site staff in compliance with the Personnel Policy 5. Working with residents to ensure that they receive accurate and timely information, opportunities for input, fair hearings on problems, and support for their ideas and activities 6. Taking part in the capital planning and redevelopment process 7. Supervising day-to-day maintenance of the property 8. Coordinating with Admissions to ensure prompt leasing of ready units 9. Enforcing the lease firmly and fairly on all residents 10. Submitting monthly and annual reports to the Executive Director

Qualifications: This position requires at least three (3) years experience as an asset manager and supervisor/managing agent of multi-family/senior housing developments. Experience working at a large, multi-faceted organization is highly beneficial. Five (5) years management, supervisory and administrative experience in working with the U.S. Dept. of Housing and Urban Development, and/or Section 8 Housing is required. Experience in contract negotiation, budget preparation, fiscal oversight, analyzing and managing a property portfolio is highly beneficial. At least five (5) years supervising employees is required. A bachelors degree in operations, accounting, finance, and/or business administration is required; graduate degree in finance, or business administration is preferred. Applicants who do not possess the required education may substitute additional directly related experience as indicated on a year-for-year basis with thirty (30) semester hour credits being equal to one (1) year of experience.

Salary range $45k - $55k
