About this role

Carrier’s Asset Optimization team is comprised of the Real Estate, Integrated Facilities Management (IFM), Factory Support (MRO, Engineering, Utilities, and EHS) as well as the Field Service Subcontracting functions. The team is responsible for managing the organization’s portfolio from site selection to lease administration through ongoing building maintenance including supporting operations and supplies. Buildings and facilities services are vital for Carrier’s operation. We work with industry leading technology and third-party providers to strategically manage assets for Business Unit stakeholders around the globe. Our portfolio consists of over 1100 plants, warehouses and offices totaling 40+ million square feet and spanning 54 countries. We drive operational efficiency and improve employee experience through data driven decision making. ​

The Associate Director, Asset Optimization will lead the global real estate and facilities teams as well as have ownership of Factory Support (MRO, Engineering, EHS) and Field Services (Subcontracting).

Key Responsibilities

  • Lead of team of 4-6 direct reports

  • Global responsibility of Carrier’s Real Estate portfolio with oversight of global teams within regions

  • Supplier relationship ownership of Carrier’s Real Estate provider

  • Global leadership of the IFM program in NA/LATAM

  • Develop and Implement IFM model strategies across Carrier’s global portfolio in EMEA and APAC – RFP, due diligence, transition, full implementation, and ongoing performance as required

  • Manage relationships with Facilities providers.

  • Oversee customer relationship management with Carrier Businesses

  • Work with direct reports and Facilities providers to prepare, approve and monitor budgets / capital plans.

  • Drive productivity within the Facilities and Capex categories

  • Ownership of Factory Support procurement categories to include MRO, Engineering, and EHS

  • Responsible to oversee Utilities strategy and spend through global team supporting utility billing and self-generation projects.

  • Lead procurement team responsible to deliver productivity and strategies for the subcontracting services of Field Services category

  • Lead total cost of ownership reduction including vendor management, demand management, manufacturing equipment standardization and governance/compliance to deliver savings compared to the investment budget

  • Drive Capex buy standard process

  • Work closely with Operations and Supply Chain to initiate, lead and execute demand management initiatives (e.g., manufacturing equipment standardization, catalogue opportunities identification, spare parts, and service cost price reduction)

  • Oversee end-to-end Sourcing process: strategy, market analysis, negotiation process (RFXs), supplier selection and contract creation, and buy channel management

  • Ensure alignment with Utility programs and site integration to Carrier’s processes and tools to enhance energy management and payment

  • Drive KPIs/SLAs with business partners, deliver planned savings and maintain high service levels

  • Lead change control process and escalate issues to global leadership / Steering Committee.

  • Work directly with site operational leads to assist with capital plans.

  • Support issue resolution, incident management and communications

  • Provide strategic leadership and commodity oversight to maximize business value and results.

  • Operational and spend analysis, development and execution of annual sourcing strategies, supplier negotiations, supplier performance management & operational support for all categories.

  • Partners with internal clients and stakeholders to identify sourcing needs and improve sourcing strategy. Leading frequent meetings, project development, negotiation and execution are key deliverables.

  • Analyzes suppliers' operations to determine factors that affect prices and lowest cost consistent with quality, reliability, and ability to meet required schedules.

  • Ensures supplier or commodity is performing to the designed requirements from delivery, quality, and cost perspective.

Required Qualifications

  • Bachelor’s degree

  • 10+ years’ experience in facilities management, supply chain management, or operations

  • 5+ year’s experience leading cross functional team

  • 20% travel required international and domestic

  • Ability to lead a regional team to achieve results through leadership & influence.

  • Ability to excel in a global dynamic environment.

  • Ability to lead analysis and resolution of complex problems where success requires the evaluation of both tangible and intangible variables
