The Manager oversees all activities related to the occupancy, construction, relocation, and renovation of Santander buildings, offices, and facilities. S/he prepares, directs, and obtains costs estimates, supervises contractors for construction in or on corporate premises per approval. The incumbent controls expenditures and approves payments for goods and services within authority; makes recommendations to higher management on matters exceeding that authority.

Develops, analyzes, implements and oversees short-term and long-term strategic business processes and plans to increase operational efficiency, meet strategic vision and achieve financial goals. Develops, presents and implements business case recommendations and tactical/operational strategies based on analysis of global and industry trends, company objectives and key stakeholders. Manages, identifies and develops strategic partnerships with business functions, management, and other internal/external stakeholders. Identifies and analyzes the company's strengths, weaknesses and business opportunities to advise management and optimize business strategies. Monitors industry trends, competitor actions, economic developments and regulatory environment to identify and plan for expected impact on business operations. Ensures the correct functioning of facilities, office and business support services. Compiles, documents, communicates and verifies information according to established procedures. Conducts business continuity planning in order to assure that essential company functions can operate during and following major disruptive events.

Assesses, evaluates, and maintains the physical space requirements of the company and recommends plans to meet needs and to optimize facility utilization. Develops and implements overall real estate and facilities strategies to fulfill business needs and requirements (e.g., security standards, facility requirements). Conducts ongoing inspection and maintenance of facilities to ensure proper functioning. May coordinate with outside vendors to ensure proper facility security and maintenance. Plans, prioritizes, manages and performs maintenance activities and upgrades to equipment, facilities and systems to minimize disruptions to business activities.

Essential Functions/Responsibility Statements:

  • Provides comprehensive facilities support for Company operations within the building, including complete interior and exterior building structure and building services.

  • Manages all building service preventive and reactive maintenance programs, including but not limited to HVAC, UPS/Generator, Cleaning/Janitorial, Fire Systems and Elevators where applicable.

  • Establishes review and replacement plan for building assets.

  • Maintains accurate records of vendors and completes associated paperwork.

  • Generates reports for management.

  • Develops, maintains and monitors departmental budgets and works with finance and accounting teams regarding budgetary concerns.

  • Manages procurement of goods for team

  • Manages facilities preventative and predictive maintenance programs, including scope of work, specifications, SLAs, management of vendors, and quality assessments.

  • Provides and implements processes and programs to provide optimal productivity of facilities team.

  • Provides direction for capital and operating expense budget forecasting and monthly accrual projections.

  • Provides coaching and timely feedback as needed; Sets performance goals, reviews individual progress, and write and deliver annual performance evaluations.

Qualifications:

  • Bachelor's Degree or equivalent work experience: Business or equivalent degree.

  • 5+ years experience in commercial property management.

Skills and Abilities:

  • Thorough knowledge of multi-site facilities and/or property management

  • Extensive knowledge of working in a headquarters office environment

  • Strong project planning/management skills with ability to coordinate many activities and multiple priorities

  • Excellent interpersonal skills including oral and written communication skills

  • Strong presentation skills for both internal and external audiences

  • Ability to read and interpret architectural specifications and drawings

  • Strong knowledge of and expertise in all aspects of facilities and operations management, as well as a strong background in finance, real estate, and construction management; excellent team management skills

  • Ability to manage effectively in a fast pace environment

  • Ability to analyze and use sound reasoning to implement a course of action

  • Ability to define problems and examine the potential cause

  • Ability to assess when it is more appropriate to utilize third party contractors and to source and negotiate with such third parties as needed

  • Ability to manage facilities staff, assigning and monitoring progress of activities and projects and providing guidance and assistance as needed

  • Strong organizational and follow-through skills, must be able to work independently and to prioritize tasks and projects

  • Proficiency with Microsoft Office Programs

  • Customer-focused with the ability to build and maintain effective work relationships both internally and externally

  • Strong knowledge of facilities management, construction, maintenance techniques and procedures

The base pay range for this position is posted below and represents the annualized salary range. For hourly positions (non-exempt), the annual range is based on a 40-hour work week. The exact compensation may vary based on skills, experience, training, licensure and certifications and location.

Salary: $135,000 - $192,000/year
