Job Overview:

The Program Management/Construction Management (PMCM) Division of APTIM is seeking a highly experienced and talented General Superintendent to join our team and work on capital projects in New York City. The candidate will have extensive experience managing onsite construction inspection activities on major construction projects involving New York City Housing Authority (NYCHA).

Key Responsibilities/Accountabilities:

  • Provide construction management oversight, including client relationships, managing scope, schedule, budget, deliverables and change orders for facilities and buildings, associated infrastructure and site improvements.

  • Plans, organizes, coordinates, and controls day to day activities of the project in accordance with Client's policies, procedures, systems, and requirements.

  • Acts as the primary project interface with the client, designer, contractor, operation staff, and ongoing construction contracts as well as outside agencies/stakeholders

  • Management of construction management field staff to complete assignments/tasks and coordinates engineering/ and construction activities with the contractor

  • Review RFI's, Submittals and Change Orders

  • Implements proper documentation on project changes to support potential Change Orders and/or Claims.

  • Monitor construction progress and quality. Reviews and approves quantities of work for monthly estimates.

  • Facilitate and/or coordinate resolutions to questions or other construction issues

  • Serve as subject matter expert on construction matters

  • Participates and/or leads project meetings and planning sessions with engineers, contractors, and other project stakeholders

  • Assist with coordination and execution of utility and service shut downs and start-ups

  • Through active risk management, protects the Client from unnecessary risks; maintain Risk Register.

  • Oversees activities of technical and administrative support and ensures that deliverables are produced on schedule and within budget.

  • Applies technical and managerial expertise to improve effectiveness and provide guidance to project staff.

  • Track project close-out issues

  • Coordination and issue resolution with various project stakeholders including but not limited to architects/engineers, contractors, and sub-contractors

  • Conducts substantial and final inspections

  • Establishes and monitors project safety and quality programs.

Basic Qualifications:

  • Degree in Engineering or Construction Management is preferred

  • Minimum of 10 years of experience in construction, engineering, and consulting industry, specifically on major New York City Housing Authority (NYCHA) capital projects.

  • Experience with Mechanical and/or steam heating system installation is beneficial

  • Knowledge and experience using eBuilder, or equivalent electronic project management system, is considered a positive.

  • NYC Superintendents License is a plus

  • Skilled in computer knowledge such as Word, Outlook, Excel, etc., for report making

  • Excellent communications and client relations skills.

  • Must have the ability to manage a staff of field personnel and work as a team player.

  • Must have a self-starter attitude with proactive and results-oriented focus
