Job Summary and Qualifications

A Maintenance Lead Technician will perform general maintenance and repairs for assigned facilities, areas, and equipment to include plumbing, electrical, basic carpentry, painting, heating and cooling and other building systems. The Maintenance Lead Technician will also serve as the lead position in mentoring and guiding the General Maintenance Technician’s. An ideal candidate will have extensive knowledge of maintenance procedures, thorough knowledge of basic hand and power tools, as well as exhibit an ability to lead others. To excel in this position, you must be an outstanding problem solver with exceptional communication and organizational skills. You will also need to lead others by example, through all aspects of general maintenance required.

What you will do in this role:

Operations

  • Physically capable and available to work overtime including weekends, public holidays, and evenings or nights.

  • Strong problem-solving abilities, time management skills, with an attention to detail, and good hand-eye coordination

  • Professional presentation and attitude with the ability to accentuate customer service through strong organizational skills and follow up.

  • Ability to maintain focus while working individually as well as leading work and minimal supervising of others.

  • Ability to reference facility blueprints, repair manuals, or parts catalogs as necessary.

  • Implement the tasks set forth in Preventative Maintenance procedures as assigned in the CMMS system, either through task completion or assignment to others

  • Promptly able to respond, assess, and troubleshoot corrective work request that are logged in the CMMS system

  • Maintaining inventory records for equipment and supplies as required.

  • Ability to plan and schedule repairs within the day to day operations of the hospital environment.

  • Ability to complete minor building component repair work that does not require a specialized technician, which includes repairing doors, locks, door frames and handles, patch and repair work for walls and touch up paint, etc.

  • Ability to complete minor electrical repair work, which includes bulb replacement, ballast swaps, fixture replacement, switch or outlet swap outs, inspecting control panels, minor wiring problems, diagnosis of lost power or bad motor, etc.

  • Ability to complete minor plumbing tasks, which include unclogging drains, fixing leaking faucets, replacing flush valves, etc.

  • Ability to complete minor HVAC tasks, which include diagnosis of hot/cold calls, change out PTAC units, filter replacements

  • Ability to complete daily readings on boilers, chillers, medical gas skids and other infrastructure equipment.

  • Ability to install ICRA barriers with supervision.

  • Ability to complete normal cleanup duties, which include sweeping, dusting, mopping, and vacuuming.

  • Ability to use various basic hand and power tools

Quality

  • Ability to evaluate systems or components to determine maintenance or repairs that need to be performed.

  • Ability to collaborate with team members to discuss upcoming work assignments, delegate’s assignments based on team member’s skills and experience.

  • Ability to assist team members with technical issues or advanced problems with given assignments

  • Conduct periodic quality checks on building systems and components to ensure functional operability.

  • Maintain appearances and functionality of areas assigned.

  • Implement the tasks set forth in Preventative Maintenance procedures as assigned in the CMMS system, either through task completion or assignment to others

  • Promptly able to respond, assess, and troubleshoot corrective work request that are logged in the CMMS system

  • Maintaining inventory records for equipment and supplies as required.

  • Ability to plan and schedule repairs within the day to day operations of the hospital environment.

Service

  • Maintain open lines of communication with all areas and departments assigned to ensure customers are aware of maintenance requests that have been entered as well as maintenance activities currently in progress.

  • Input relevant work into CMMS system for future tracking and trending by management team

  • Taking inventory of maintenance parts and supplies and notifying relevant persons of low or depleted items.

People

  • Ability to follow instructions and supervision from manager, or supervisor.

  • Ability to oversee and lead other assigned General Maintenance Technicians by example.

  • Ability to address minor discipline problems with team members, but refers more serious cases to General Maintenance Manager or Supervisor

  • Ability to communicate successfully with all levels of the organization.

Growth

  • Works with Manager or Supervisor and peers to develop and determine work habits and practices for optimal upkeep of the building and it’s components

  • Continual development through training and learning on the job, to provide upward mobility in the future.

Finance

  • Ability to provide guidance, direction, and instructions to General Maintenance Technicians so that their labor hours are used efficiently for the facility.

  • Ability to manage both labor and materials wisely as work is performed throughout the facility

What experience and education is needed for this role:

  • High School Diploma required

  • Minimum 5 years relevant maintenance work experience in a healthcare setting required

  • Relevant maintenance work experience with minimum 1-year supervising or leadership skills in a healthcare setting OR

  • Two-year certificate or other vocational training in a building trade, building maintenance OR technology OR relevant field
