About you

You are looking for an opportunity to wors as an on-site member who is focused and dedicated on all construction activities related to Workplace Office Space Fit-Out and amenity areas, including architectural components and adherence to workplace standards. Working as the Subject Matter Expert at our client site in New Jersey you will act as the lead for planning and programming to ensure that Office Space Fit-Out installations are incorporated into the overall project design and execution.

In this role, you will...

  • Owner/Client interface & project design team relationship management, main point of contact for Owner/Client

  • Primary responsibility as an on-site (NJ based) member who is focused and dedicated on all construction activities related to Workplace Office Space Fit-Out and amenity areas, including architectural components and adherence to workplace standards.

  • Seasoned SME (subject matter expert) in Office Space Fit-Out installations with a keen eye on finishes and specialty installations.

  • Lead planning and programming to ensure facilities operational components are incorporated into the overall project design and execution.

  • Lead IT, Security and A/V equipment planning, programming and integration into architectural and mechanical documentation.

  • Coordinate all Requests for Information (RFI's) to ensure client engagement on potential changes to specifications and requirements in writing with approval flow confirmed.

  • Key liaison during Workplace Office Space Fit-out programming, design, construction documents generation and execution phases (construction implementation), including documented punch list and close-out.

  • Moderate project meetings, create agenda's, maintain project directories, issue meeting minutes, track, and close action items, etc.

  • Experience with budget & milestone/schedule development and tracking. Changes and deviations from base budget and original schedule will be documented for audit purposes.

  • RFP generation, interviewing, analysis & recommendations of Project Team assembly Including: Architect/Interior Designer/Procurement Agent, bidding General Contractor services & hard bid cost comparison analysis and award recommendations.

  • Oversight of FF&E & 3rd party procurement process

  • Manage cost, change control, and engage with construction team for any value-engineering, change or program updates.

  • Actively coordinate and collaborate with dedicated construction project team as well as owner's consultants and contractors.

  • Coordinate and collaborate with Sr. Project Manager Lab/Tech Specialist.

What you'll bring...

  • Background in at least one or more of the following areas: Project Management, Architecture, Construction Management, or Engineering with at least 12 years of experience.

  • Tenant Improvement project management experience is critical.

  • Seasoned experience in fit-out, audio visual installations and all aspects of FFE.

  • Familiarity with MEP, FFE, AV, IT and Security regarding when both design and construction are required.

  • Strong analytical skills to understand interpret and communicate critical schedule data and present viable solutions.

  • Ability to learn client specific software applications and be technologically capable.

  • Strong working knowledge of MS Outlook, Excel, Adobe Acrobat, MS Word and SharePoint

  • Five years' experience with MS Project OR similar scheduling software

  • Proficient and comfortable with various web-based project management tools and IWMS systems

  • Understanding the project life cycle. Demonstrate ability in driving the organization to use the data to drive risk identification, quantification, response, and control with respect to the master schedule and cost control with respect to the master budget.

  • Strong analytical skills to be able to ID critical issues, analyze schedules, and create reports to communicate issues in a concise and professional manner.

  • Ability to interact with multiple stakeholders and pro-actively anticipate their needs, while clearly communicating facts in a professional and calm manner.

  • Planning and organizing - establish course of action to accomplish goals, evaluates results, develops schedules, and be able to orchestrate multiple activities at once by effectively utilizing resources, while leading the project team to do the same and keeping everyone on task, working together to stay focused and achieve the same end goal.
