  • This is a hybrid position. Our corporate office is located 7440 S. Hwy 121 McKinney, TX 75070

What you’ll Do:

This position is responsible for managing the due diligence, pre-construction, design and overall permitting processes under the general supervision of the Director of Construction & Facilities.

The successful candidate will be able to apply their knowledge of pre-construction and due diligence best practices in light industrial warehousing to ensure the on-time completion of new facility projects. The successful candidate will be comfortable in a hybrid role where they are required to juggle both new construction projects as well as existing facility renovation projects. The successful candidate will have a creative, collaborative and flexible mentality and be comfortable with a low-bureaucracy organization where speed, adaptability, communication, organization, and a field-first mentality are paramount.

The ideal candidate will also come with a network of industry relationships and will possess the thought-leadership capabilities needed to spearhead and implement the processes necessary to achieve SRS’ aggressive growth plans.

  • Oversee processes, timelines, and vendors for all pre-construction and due diligence work.

  • Manage relationships with General Contractors, Architects, and other Vendors including management of contractual agreements and insurance requirements for all.

  • Conduct pre-bid, pre-construction meetings or walk-throughs on site either personally or with reliance on trusted GC’s. Prepare and turn around scope and budget estimates in support of Real Estate negotiations; provide and manage budget and schedule.

  • Manage RFI’s, Submittals, and design requests process between GCs and Architects to ensure project timeliness.

  • Prepare take-off and budgets in collaboration with construction managers and field team.

  • Develop preconstruction schedule and monitor progress

  • Pre-qualification of site feasibility for fire suppression systems, zoning and code requirements.

  • Review pay applications, sworn statements and lien waivers for compliance and accuracy.

  • In coordination with the Director of Real Estate and the Director of Construction, create milestone tracking reports and project timelines to tighten project lifecycles.

  • Manage project risk proactively while actively communicating project progress with stakeholders.

  • Travel to projects when required to ensure on time completions.

  • Additional duties as may be required to support Relocation, Remodel and Facility repair construction projects as needed.

Requirements We Look For:

  • Bachelor’s degree in architecture, Construction Management, or Real Estate.

  • 7+ years of directly related experience in a role specific to industrial, light industrial, or retail facilities.

  • Hazardous materials compliance management experience.

  • Experience in Fire Protection Engineering and Fire Alarm and Suppression System Design.

  • Excellent grasp of NFPA and Life Safety codes.

  • Understanding and knowledge of building codes (including NFPA), zoning regulations, building construction, building systems and site requirements

  • Ability to read and understand construction specifications.

  • Ability to understanding and interpret lease documents.

  • Experience building relationships with internal and external stakeholders, consultants, and local jurisdictions and municipalities.

  • High level of proficiency with Outlook, Teams, Excel, Word, and PowerPoint.

  • Willingness and desire to travel; travel requirements to be determined but could easily exceed 50% and will largely be at the discretion of the Construction Managers with input from the Director of Real Estate.
