Project Manager – Commercial Construction (Healthcare & Life Science)

Location: Greater Philadelphia Area

Position Type: Full-Time (direct placement)

Job Description:

We are seeking an experienced Project Manager to oversee commercial construction projects specifically within the healthcare and life science sectors in the Greater Philadelphia area. The ideal candidate will have experience in managing large-scale commercial construction projects, with proven experience in the healthcare or life science fields. This role demands a high level of expertise in project management, including scheduling, procurement, cost control, and effective communication with clients and stakeholders.

Key Responsibilities:

  • Project Leadership: Lead all aspects of commercial construction projects from post-bid and buyout through to project completion. Ensure all prequalification requirements and CCIP (Contractor Controlled Insurance Program) requirements are met.

  • Client and Stakeholder Interaction: Maintain positive interactions with clients, design teams, and subcontractors. Communicate effectively in both written and verbal forms and represent the company professionally in all meetings and interactions.

  • Safety Management: Collaborate with the Superintendent and Safety Department to develop, implement, maintain, and enforce the Project-Specific Safety Plan. Respond promptly to any job site incidents, accidents, or crises, demonstrating a commitment to worker safety.

  • Budget Management: Convert cost estimates into formal construction budgets and prepare necessary budget revisions for review and approval by the Construction Manager and Project Director.

  • Subcontractor Coordination: Negotiate and prepare subcontractor scopes of work and contracts to avoid scope gaps or overlaps. Manage the timely buyout of all project trades, materials, and equipment.

  • Project Execution: Ensure thorough coordination of all project trades, materials, and equipment, including adherence to CCIP requirements. Oversee scheduling, procurement, and cost control processes.

Must-Have Qualifications:

  • 3-5 years of experience as a Project Manager in the commercial general contracting field.

  • Proven experience managing projects within the life science or healthcare sectors.

  • Proficiency with project management software such as Procore or Primavera P6.

  • Experience handling projects with budgets of $10 million or more.

  • Strong skills in scheduling, procurement, cost control, and construction management.

Desirable Skills:

  • Expertise in commercial construction project management.

  • Proficiency in RFI (Request for Information) management and change order processes.

  • Knowledge of OSHA 30 standards and regulations.

  • Strong organizational and coordination skills with the ability to manage multiple aspects of construction projects.

Education and Experience:

  • Bachelor’s degree in Construction Management, Civil Engineering, or a related field (preferred).

  • Intermediate to advanced level of experience in project management within commercial construction.
