University of Louisville Financial Analyst III in Louisville, Kentucky

Minimum Requirements:Bachelor's degree in Accounting, Finance or a related field and four (4) years of relevant experience or an equivalent combination of education and experience. Grade 7 (Salaried)Position Description:University of Louisville is seeking a Financial Analyst III for Foundation owned properties managed by Campus Housing. This position reports to the Senior Manager, Business Unit Administration for UHRE while assisting the day to day, monthly and year-end operations of these properties to the Foundation Senior Accountant. This position will also work closely with the Senior Director of Housing and Housing Finance Team. This position works with all stakeholders at the foundation, lender, and the university. This position performs a variety of routine and non-routine accounting functions with limited supervision. The primary function is to perform all financial analysis and accounting operations for the housing foundation owned properties which is outside of the normal university financials; analyze financial information and prepare financial reports to determine or maintain record of assets, liabilities, profit and loss, vacancy loss or other activities. Perform the processing of expense allocations, monthly accruals, amortization of prepaid expenses, and recording of adjustment journal entries. Perform general accounts analysis and reconciliations, including bank statements, accruals, and prepaid expenses. Essential Duties and Responsibilities:Responsible for the preparation, coordination, and documentation of financial analysis projects such as financial and expense performance, rate of return, depreciation, and working capital.Provides analysis for forward-looking financial and business-related projects. Prepares forecasts and analysis of trends in finance, general business conditions, and other related areas. Identifies trends and developments in competitive environments and presents findings to senior management.Creates and analyzes monthly, quarterly, and annual reports and ensures financial information has been recorded accurately.Perform the processing of expense allocations, monthly accruals, amortization of prepaid expenses, and recording of adjusting journal entries. Perform general accounts analysis and reconciliations, including bank statements, accruals, and prepaid expenses.Prepare accounts receivable analysis and prepare an accounts receivable report. Recording of revenue and receivables.Review general ledger accounts for correct posting of transactions to match intended budget locations. Review budget to actual reports on a monthly basis.Analyze monthly financial reports comparing actuals to budget ensuring accuracy. Discuss monthly activity with foundation and Senior Director to ensure expenses are in-line with budget.Assist Housing Senior Director for Capital Projects & Administration with preparation of external financial reports to include University and University Foundation.Troubleshoot and resolve any discrepancies.Assist in accounts payable process, audits, and budget process.Maintain fixed asset reports including tracking, input, and depreciation of assets. Prepares various financial statements and reports for the Foundation and Senior Director.Prepare property proformas for existing book of real estate and future developments.Perform and analyze month end closings.Perform general forecasting and planning.Variance analysis to support the financial statements.Takes charge of both internal and external audits for year-end and ad hoc.Ad hoc analysis and projects by location and vendor.Assisting in developing analysis and presentations for management.Prepares monthly financial statement reporting package for assigned properties.Reviews rent rolls, accounts receivable reports and other related reports.Review and reconcile G/L accounts.Maintain general ledgers for a portfolio of properties.Review or prepare annual financial statements in accordance with GAAP or tax basis.Provide any necessary accounting support to the management team as needed.Adhere to internal accounting policies and procedures.Review variances in financial statements and documents explanation for significant items.Ensures all debt, real estate tax, and sales tax (where applicable) are made in a timely.Preparing market and initial site analysis, including trends, competition reports, and general site information.Engages in the projection of the company’s working capital and the cash flow statement.Helps to conduct training for new and existing staff in related departments.Helps to improve departmental workflow.This position works with broad defined work objectives and limited review of overall results.Preferred Qualifications:Experience with PeoplesoftExperience with BA3/BA4Proficient with Microsoft excel and word applications.Exceptional quantitative and analytical proficiency, including significant financial modeling capabilities.Experience working with computerized financial accounting systems.Excellent oral and written communication skills.Experience in general ledger accounting.Competencies:Ability to prepare complex financial statements and reports; understand and interpret laws and rules; communicate effectively with others inside and outside the unit, including conveying complex and technical professional accounting information to non-Accountants.Ability to assure that assigned accounting reporting systems and procedures are in compliance with established administrative policies and procedures and acceptable accounting standards.Ability to interpret financial reports and statements and identify problem areas.Ability to prepare complex financial statements and reports; analyze account balances and reconcile balances to external data.Ability to handle work priorities and accountability for own work results.Compensation will be commensurate to candidate experience.Equal Employment OpportunityThe University of Louisville is an equal opportunity, affirmative action employer, and is committed to providing employment opportunities to all qualified applicants without regard to race, sex, age, color, national origin, ethnicity, creed, religion, disability, genetic information, sexual orientation, gender, gender identity and expression, marital status, pregnancy, or veteran status.
