As aMaintenance Tech,the primaryresponsibilitiesare tomaintainan attractive,safeand pleasing environment for residents, which is of the utmostimportance in delivering service to the community. Perform and all regular cleaning andmaintenance and repair duties to interior and exterior of property. Conduct regular inspection ofinterior and exterior of property and report to management alladditionalmaintenance and repairneeds for referral to outside vendors asappropriate. Maintain positive, professionalrelationships with the commercial and residential tenants and owners, as well as managementand vendors.Â

Your Responsibilities:Â Â

  • Provideregular status updates to the General ManagerÂ
  • Monitor andmaintaininventory each day,submitrequests as neededÂ
  • Take initiative to act with minimal supervision;Â
  • Recognize and address problems quickly and decisivelyÂ
  • Promptly respond to emergencies; coordinate with other responders to ensure the safetyof the communityÂ
  • Understand and adhere to budgetsÂ
  • Complete regular community inspections and prepare status reportsÂ
  • Ensure that supplies/tools areattended at all timesand stored out of site when possibleÂ
  • Perform minor and majorrepairofcommon areabuildings and equipment as needed,document for follow through withappropriate workorder system and inform supervisorwhenappropriate.Â
  • Conduct minor repairs on ground level lighting or lighting that can be reached with a6footladderÂ
  • Regularly inspect property for, and replace, burned out lightsÂ
  • Sweep, vacuum, mop, wax, strip and polish floors and stairways and carpets as needed.Â
  • Dust and polish furniture,wood work, fixtures, and equipment as neededÂ
  • Move and arrange furniture and equipment, and setup rooms, for meetings as neededÂ
  • Maintaincommon areasincluding but not limited to wipe down handrails, power washwalkways, remove cobwebs, dust furniture, empty and clean trash cans, remove fallenyard debris, pick up garbage and dispose atappropriate disposalsightÂ
  • Clean and stock restrooms, laundry room, elevators, lobby area windows and mirrors,boiler room, electrical room, gas room, lighting fixtures, exit signs,baseboardsandmoldingÂ
  • Monitor andmaintainsump pump, boiler equipment, including checking temperature tomake adjustmentsÂ
  • Check fire escapes and fire escape balconies on all floors ensure compliance to localfire prevention regulationsÂ
  • Perform various preventative maintenance functionsÂ
  • Be courteous and pleasant to residents at all timesÂ

Skills & Qualifications:Â Â

  • High school diploma or equivalency preferredÂ
  • Five years of experience in building custodial, maintenance, and repair workÂ
  • Ability to follow verbal and written directions, keepaccuraterecords, fill out logsandjournals, and perform administrative operational functionsÂ
  • May berequiredto use personal transportation to perform work dutiesÂ
  • Knowledge of basic principles of plumbing, wood finishing, electrical and carpentryÂ
  • Ability tooperatea variety of hand and power tools, including drills, floor buffer, vacuum,carpet cleaner, power washer and other tools used in building maintenanceÂ
  • Knowledge of methods, materials and equipmentregularly usedin custodial,maintenance and repairworkÂ

Physical Requirements:Â Â

  • Climb ladders and work at heights above ground level (maximum 3 ft).Â
  • Computer and peripherals, standard and customized softwareapplicationsand tools,and usual office equipment.Â
  • Must be able to lift 50lbsor more followingappropriate safetyproceduresÂ
  • Must be able to driveÂ
  • Work is performed in a variety of environmental conditions, with exposure to outdoortemperatures, weather variations, traffic and equipment noise, equipment vibrations,vehicle and/or chemical fumes, chemicals such as cleaning solvents and grease,machinery and their moving parts and dust.Â
  • Work duties require the ability to stand and walk on hard surfaces for frequent andprolonged periods of time, and regularly require lifting, bending, stooping, reaching,climbing, push/pull and related physical activitiesÂÂ
