Town of Leland Facilities Maintenance Supervisor in Leland, North Carolina

Performs complex skilled trades work supervising and participating in the preventative maintenance, repair, and cleaning of parks and Town facilities, vehicles, and equipment, identifying and addressing maintenance needs, enforcing OSHA safety standards, and related work as required. This position is designated as essential during emergency or disaster situations. Work is performed under the general direction of the Facilities Maintenance Superintendent. This position may supervise Facilities and Maintenance crew chiefs and technicians.

Essential Job Functions

  • Performs and evaluates department operations and initiatives related to Town facility maintenance, repair, and cleaning.
  • Prioritizes, and assigns work orders to crews; manages the online work order entry system; verifies completion of work orders.
  • Supervises daily operations of crews and communicates needs to staff for execution.
  • Develops and implements written maintenance and cleaning plans that address identified needs.
  • Performs regular evaluations of crew activities and maintenance needs; provides reports to supervisors.
  • Responds to complaints and concerns regarding parks and facility maintenance and cleanliness by written and oral correspondence with the public and supervisors.
  • Performs more complex maintenance tasks related to equipment, vehicles, furnishings and interiors, and plumbing.
  • Performs complex maintenance on electrical systems, AC / DC motors, controllers, capacitors, and relays.
  • Performs complex maintenance on HVAC systems.
  • Assists with inventory of facility supplies, parts and equipment.
  • Manages crew time records, annual evaluations, and continuing education.
  • Oversees and enforces proper safety protocols to ensure crew safety.
  • Performs work during emergency or disaster situations upon request and as assigned by management.
  • Regularly deomonstrates and leads others to apply the Towns core values of respect, engagement, supportive work environment, communication, and service excellence.
  • Other responsibiliites as assigned.

Requirements

  • Associates/Technical degree with coursework in public or business administration, project management, or related field.
  • Extensive (at least six years) of experience in facility maintenance, electrical, HVAC, and building trades including some supervisory experience.
  • Possession of an appropriate driver's license valid in the State of North Carolina.
  • Possession of Certified Pool Operator (CPO) certification within one year of appointment.
  • Possession of Environmental Protection Agency license (EPA 608) within one year of appointment.
  • Possession of a Class A CDL drivers license within one year of appointment.

Knowledge, Skills, and Abilities

  • Comprehensive knowledge of the principles, practices, equipment, tools, and materials used in park and facility maintenance.
  • Comprehensive knowledge of general appliance repair and maintenance.
  • Comprehensive knowledge of hazards and necessary safety precautions involved in construction work.
  • General electrical, plumbing, HVAC, welding, carpentry, and mechanical skills.
  • General automotive maintenance skills and diesel engine repair.
  • Skill in the use of hand and power tools of the trade.
  • Ability to communicate effectively in oral and written forms.
  • Ability to plan and supervise the work of Facilities crews.
  • Ability to use Town of Leland supported technology.
  • Ability to maintain work orders and prepare technical reports.
  • Ability to establish and maintain effective working relationships with associates, contractors, consultants, architects, engineers, and the public.
  • Ability to perform labor for extended periods, often under unfavorable weather conditions.
  • Ability to understand, follow, and interpret for others specific oral instructions.
  • Ability to understand, interpret, and apply all pertinent law , codes, regulations, policies, and procedures.
  • Ability to complete and maintain work orders on work performed. Ability to track work of others.
  • Ability to perform work during emergency or disaster situations upon request and as assigned.

Physical Requirements

This work requires the frequent exertion of up to 10 pounds of force; occasional exertion of up to 50 pounds of force; work regularly requires standing, walking, speaking, hearing, and using hands to finger, handle or feel; work occasionally requires sitting, climbing, balancing, stooping, kneeling, crouching, crawling, reaching with hands and arms, pushing, pulling, and repetitive motions; work requires standard vision; vocal communication is required for expressing or exchanging ideas by means of the spoken word; hearing is required to perceive information at normal spoken word levels; work requires preparing and analyzing written or computer data, visual inspection involving small defects and/or small parts, use of measuring devices, assembly or fabrication of parts within arms length, operating machines, operating motor vehicles or equipment, and observing general surroundings and activities; work occasionally requires work near moving mechanical parts, work in high precarious places, fumes or airborne particles, toxic or caustic chemicals, exposure to outdoor weather conditions, risk of electrical shock, vibration, and exposure to blood borne pathogens; work is generally in a moderately noisy location (e.g. use of power tools, construction equipment, light traffic).

Salary Description $56,000.00 - $64,400.00
