PacArctic, LLC, a Koniag Government Services company, is looking for a highly qualified, experienced, and self-motivated individual to perform the duties of a Custodial Project Manager to support PAC and our government customer in Lakewood, CO.

The desired candidate shall manage a janitorial crew in a cost-effective manner by establishing and applying sound management policies pertaining to the organization, customer relations, planning, cost control, and workflow. Responsible for training, management, and supervision of all personnel assigned at the contract site. Responsible for ensuring that work is performed to specifications of the contract. Responsible for maintaining equipment and supplies. Maintains reports and records as required. Oversees all facilities or locations.

Essential Functions, Responsibilities & Duties may include, but are not limited to:

  • Manages the administration and delivery of various facility’s complete janitorial program

  • Establishes, maintains, and promotes an on-going work responsive relationship with the management staff of our clients

  • Trains subordinate supervisors in job skills, proper cleaning methods, and use of equipment, safety practices, firefighting, and prevention, and in work regulations.

  • Coordinates activities by scheduling work assignments, setting priorities, and directing the work of subordinate employees.

  • Evaluates and verifies employee performance through the review of completed work assignments and work techniques.

  • Identifies staff development and training needs and ensures that training is obtained.

  • Ensures proper labor relations and conditions of employment are maintained.

  • Maintains records, prepares reports, and composes correspondence relative to the work.

  • Have working knowledge of budget analysis, labor distribution, field reports, and other pertinent records

  • Have working knowledge of opening, closing, and securing all facilities

  • Administers regulations governing the use of office facilities in off-work hours

  • Develops and implements methods, procedures, and workflow efficiencies

  • Conducts building walk-through with supervisors daily and complete facility inspection reports

  • Conducts daily checks of maintenance closets and equipment for safety and cleanliness; makes minor repairs as necessary

  • Ensures proper use of supplies and equipment through the training and development of supervisors and associates

  • Conducts inspections and investigates tenant complaints of the building to check for cleanliness and advises subordinates of found conditions and methods of correction.

  • Makes rounds to check for crew coverage of designated work areas, assigns needed coverage, gives special cleaning instructions and/or assignments, and ascertains compliance with directives.

  • Be able to operate all types of cleaning machinery and equipment

  • Adheres to company guidelines for discipline and termination procedures

  • Interacts with subcontractors and outside vendors

  • Escort contractors as needed.

  • Determines materials, supplies, and equipment needs; requisitions cleaning supplies and materials.

  • Monitors facility supply orders.

  • Monitors the scheduling of associates to ensure that each facility is within budgeted hours

  • Ensures that all locations are properly staffed daily by monitoring the clock system

  • Selects and assigns night staff, ensuring equal employment opportunity in hiring and promotion.

  • Check and update safety data sheets as needed.

  • Ensures that associates are adhering to company policies and procedures

  • Completes special projects or additional duties as required

  • Must be available twenty-four (24) hours a day

Requirements

  • 4 – 6 years of experience.

  • Demonstrated skill and comfort in proactively building relationships.

  • Innovative thinker, with a track record for translating and executing strategic plans.

  • Strong written and verbal communication skills.

  • Ability to effectively interface with all levels of management.

  • Active Secret Clearance

Working Environment & Conditions

This job operates in a professional office environment and has a noise level of mostly low to moderate. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.

This position is primarily indoors, consistent with a standard office position and has a noise level of mostly low to moderate. The incumbent is required to stand, walk; sit; use hands to finger, handle, or feel objects, tools, or controls; reach with hands and arms; talk and hear. The workload may require the incumbent to sit for extended periods of time. The incumbent must be able to read, do simple math calculations and withstand moderate amounts of stress.

The incumbent must occasionally lift and/or move up to 25 lbs. Specific vision abilities required by the job include close vision, distance vision, color vision, depth perception, and the ability to adjust focus.
