Job Description
We are seeking a full-time Assistant Property Manager to join our Kiawah Property Management team. Kiawah Property Management small is a private vacation rental company that is part of the larger Kiawah Island Club. We operate 14 company and member owned properties that are rented back to our membership base. The Assistant Property Manager will be primarily responsible for handling all guest and reservation details; ensuring all standards are met for rental guests to the highest quality. This role will also include coordinating repairs & maintenance, overseeing and upholding housekeeping standards and some concierge duties. The Assistant Property Manager will wear many hats during the busy seasons and will be a critical partner in delivering an exceptional quality vacation rental to our exclusive guests and homeowners.
We are hoping to find a self-starting candidate who comes to work with a great attitude and who is looking new adventure in a beautiful setting. Someone with a strong understanding of home maintenance is a plus but an eye for detail and problem-solving skills are essential.
40 hours per week expected. Typical hours range are between 9am & 5pm. Weekend availability may be required as the schedule demands.
Skills & Requirements
Responsibilities
Oversee all guest reservations including quoting, communications, special requests and billing.
Occasionally fulfill various VIP requests such as concierge stocking, returning lost & found items, or above and beyond hospitality touches.
Oversee and uphold standards for on-premise operations of all rental properties
Quarterly inventory management & replenishment of housewares
Perform routine inspections of homes including quality control, housekeeping, inventory and maintenance.
Timely maintenance repair management which may include performing minor onsite remedies, coordinating with our onsite facilities team, AV issues, or calling on another professional vendor for larger repairs.
Tracking all repairs/maintenance in our software in real time.
Establish and maintain a continuous routine maintenance schedule such as pressure washing and changing air filters.
Meeting vendors at properties for appointments and repairs
Weekly office meetings, reporting & inventory ordering.
Availability to work Saturdays and Sundays as necessary to support the team schedule.
What you need

Understanding of general home maintenance, appliances, and utilities
On the spot problem solving
Highly responsive and reliable
Strong attention to detail & positive attitude
Ability to adapt to interruptions and surprises
Electronic and cable/internet knowledge
Applicants must have a valid driver’s license and reliable transportation.
Requirements
Property Management license is required. If you do not already have a license, we will happily help you acquire one and cover expenses associated.
Must be able to self-supervise, be proactive, reliable, & well organized.
Must be able to meet the high physical demands of job, such as carrying 30+lbs, climbing stairs/ladders, maneuvering between indoor and outdoor environments.
Traveling between worksites is frequent and reliable transportation is necessary to, from, and on Kiawah Island
Weekends may be required as guest occupancy and team schedule demand
