Job Title: Maintenance Technician II

Job Summary:

In a safe, efficient, and professional manner the Maintenance Technician II completes required PM's and repairs commercial and industrial facility equipment. The technician is an excellent communicator and has exceptional follow through capabilities. This position will be crossed trained and utilize a “flow to the work” concept. The technician will exhibit an ownership attitude.

Essential Duties and Responsibilities:

  • Performs mechanical work required for installation and maintenance of equipment, systems and facilities in accordance with diagrams, sketches, operation manuals, and manufacturers specifications.

  • Performs preventative maintenance and repairs on all air & water distribution system equipment including air handlers, ductwork, fans & motors, dampers, variable air volume systems and their components, mechanical cooling/chilled water system, condenser water system, heating & hot water system, pumps, clocks, potable & domestic water system, humidification, life safety systems, ice storage, supplemental heating & cooling equipment, and sanitary systems & equipment. Including but not limited to belt adjustments, oiling, greasing and cleaning of equipment or replacement of various types of mechanical and electrical equipment.

  • Performs re-lamping, both indoor and outdoor.

  • Performs daily operation, inspects, maintains, repairs or assists in the repairs the buildings Energy Management System & Building Automated System, and Fire Safety System when required. Must also stay educated on the operation of these systems either through manuals and or service representative training, when provided.

  • Conducts daily/weekly tours of mechanical spaces, tenant/public areas, roofs, and building grounds.

  • Respond to service calls/tenant request for HVAC, plumbing, lighting, escorts, general carpentry & painting duties, key making, picture hanging, safely move furniture and equipment as needed, and provide support or assistants when needed.

  • Communicate with the owner, owner’s representative, or supervisor on the work performed and present status of the mechanical system.

  • Stays abreast of changes (safety and code) in the field through seminars and other educational means.

  • Provides information for input to client work order tracking system to initiate work orders for unscheduled jobs, develop materials lists for ordering, and may be required to provide technical support for projects.

  • Responds to emergency situations and traces, troubleshoots and repairs problems; may wear a cell phone, pager and or carry a shop radio for rapid response.

  • Conducts general housekeeping to mechanical/electrical rooms including sweeping, mopping and painting.

  • Completes work in accordance with EMCOR Business Systems Standard Operating Procedures and Work Instructions.

  • Abides by all safety guidelines including OSHA regulations, lock-out/tag-out, etc.

  • Conducts “shift rounds” (regular checks of systems and equipment to identify issues, and document systems and equipment performance).

  • Competently maintains, troubleshoots, and performs substantial equipment repairs. Works independently, and as part of the facilities maintenance team to:

  • Conduct the inspection/evaluation of operating characteristics such as speeds, pressures, vacuum, or vibration; and features such as wear, replacement of expendables (i.e. belts, hoses, fluids, filters, etc.).

  • Preforms preventative maintenance, including the diagnosis of malfunctioning apparatus and/or systems, such as:

  • HVAC equipment, fire life safety systems, plumbing and electrical systems.

  • Transformers, motors, motor starters, MCC panels, MCC circuits, variable frequency drives, replaces damaged or broken wires and cables.

  • Dock equipment (Overhead doors, dock levelers, dock locks and seals)

  • Building/parking lot lighting, photoelectric eyes, emergency lights/exit lights, 120 volt outlets for exterior bldg lighting.Repairs systems and apparatus mentioned above, could also include tasks like rebuilding of pumps, steam traps, valves, electrical, pneumatic solenoid devices. May paint walls, fix leaks and stoppages in plumbing, repair or replace sinks, piping, valves or drains. May maintain electrical controls, lighting, and electrical distribution systems, etc.

  • Performs administrative task such as parts ordering, PO# creation, vendor management, attend job meetings/project meetings, etc.

  • Documents work results in the CMMS, analyzes findings and recommends updates to PM list.

  • Communicates effectively with coworkers and customer staff; assuring that all aspects of a work request are understood. This includes ensuring the customer is adequately informed about work status and expected completion dates.

  • May manage maintenance projects, including complex equipment repair, providing guidance to Sub-Contractors of facilities services.

  • Other duties may be assigned as deemed necessary by the Site Manager

  • Basic skills such as Internet searches, use of email systems, electronic manuals, electronic learning, etc. Certificates, Licenses, Registrations

  • Valid driver’s license, Fork truck operator’s license, JLG operator’s license required Other Skills and Abilities

  • Knowledge of HVAC codes and regulations preferred.

  • Ability to successfully complete the required company training.

  • Must be able to work varying shifts, weekend and holidays as needed. Other Qualifications

  • Must be able to use a variety of hand and power tools and be able to off of ladders, staging, and power platforms.
