Job Overview:

FirstService Residential, the premier property management company in Kansas City, staffs a property services department with a wide range of qualified Technicians to serve our communities and residents. These Technicians possess basic to intermediate maintenance skills, which include light to intermediate plumbing, electrical, carpentry, and general property maintenance. Position requires excellent troubleshooting skills and someone willing to take the lead on projects. The Technician will work closely with a departmental supervisor and must be able to work on a team as well as completing tasks on an individual basis.

This position is Full-Time, Monday through Friday 7:00 a.m. – 3:00 p.m.

Your Responsibilities:

The individual’s daily activities will include plumbing, electrical, mechanical, light construction, painting, fountain maintenance, pool repairs, and general maintenance for our 160+ non-apartment properties, both large single family developments and high to low-rise condos.

  • Prepare construction site each day by preparing materials, tools, and equipment
  • Complete previous projects or receive new project instructions from construction manager or supervisor
  • Consult team leaders and manager on construction plans
  • Follow instructions and use tools and equipment to complete daily tasks
  • Follow all health and safety regulations when operating equipment
  • Ensure regulated and proper headgear, earplugs, gloves, safety glasses, and clothing are worn
  • Complete all assigned tasks in a timely and efficient manner
  • Prepare new construction sites by digging, moving dirt, or compacting space as needed
  • Provide assistance to contractors (i.e., craft workers, electricians, painters) as needed
  • Train on experienced tasks and learn new tasks from coworkers
  • Clean and clear debris and hazardous materials
  • Ensure construction equipment and tools are cleaned and stored properly

Additional Responsibilities:

  • Practice and adhere to FirstService Residential Global Service Standards.
  • Conduct business with the highest standards of personal, professional and ethical conduct.
  • Perform or assist with any operations as required to maintain workflow and to meet schedules. Notify supervision of unusual equipment or operating problems and the need for additional material and supplies.
  • May participate in any variety of meetings and work groups to integrate activities, communicate issues, obtain approvals, resolve problems and maintain specified level of knowledge pertaining to new developments, requirements, policies, and regulatory guidelines.
  • Ensure all safety precautions are followed while performing the work.
  • Follow all policies and Standard Operating Procedures as instructed by Management.
  • Perform any range of special projects, tasks and other related duties as assigned.

Education, Experience, and Requirements:

  • High school degree or equivalent educational experience; vocational school or trade apprenticeships a plus
  • Two years of previous experience in construction preferred
  • Ability to physically stand, bend, squat, and lift up to 40 pounds
  • Able to work independently or as an active member of a team
  • Excellent interpersonal skills and communication with all levels of management
  • Computer skills
  • Knowledge of iPhone and applications

  • Pool operations experience preferred, but not required. Training will be provided.
  • Ability to prioritize work orders and complete job paperwork with attention to detail and accuracy
  • Ability to self-motivate and work with little supervision
  • Drywall repair/replacement, taping and finishing
  • Painting
  • General property cleanliness
  • Recognize, document and report additional work needed when onsite
  • Able to mix and match various types of paint and choose the best harmonizing color.
  • Must be able to explain painting methods and procedures.
  • Be able to understand every tools and procedures in painting.

Physical Requirements and Work Environment:

The physical demands described here are representative of those that must be met by an associate to successfully perform the essential functions of this job.

  • Ability to lift 50-100lbs following appropriate safety procedures
  • Work in an upright standing position for long periods of time
  • Ability to work in different environment working conditions (e.g. heat, cold, wind, rain)
  • Walk and climb stairs
  • Ability to quickly and easily navigate the property/building as required to meet the job functions
  • Repeat various motions with the wrists, hands and fingers
  • Complete all required forms and work orders
  • Ability to work extended/flexible hours and weekends based on project requirement, if needed
  • Driving when necessary.
  • Ability to respond to emergencies in a timely manner.
  • Climbing ladders and working at heights above ground level
  • Complete 40 hours per week of regular work time at the work location.

Compensation: $22.00 - $28.00 per hour
