How You'll Contribute to the Team:

Under the direction of the Facility Director, the maintenance supervisor is responsible for all physical operations, preservation, and maintenance of the asset in accordance with policies and procedures of the Company. The primary objective is to provide a quality living environment for residents and to establish positive, productive working relationships with team members and vendors. Must be proficient in most areas of maintenance to include plumbing, electrical, appliances, and carpentry to formulate training programs as necessary.

Primary Responsibilities Include:

  • Provide high quality customer service to all residents by responding to maintenance requests in a timely and professional manner, maintaining a clean work space in the residents’ home.

  • Ensure the maintenance of the highest standards of customer service through prompt response times and quality home maintenance in the Community team.

  • Assign jobs to maintenance technicians as needed, provide guidance as appropriate.

  • Use and follow safety guidelines for tools and equipment and demonstrate on a regular basis operational knowledge of these products.

  • Effectively train, organize, and support maintenance technicians as a working supervisor assisting in all maintenance projects, repairs, and Community activities.

  • Process all maintenance orders and maintain adequate inventory control within budgeted guidelines. Forecast potential expenses based upon the current operating conditions in the Community for budgeting purposes in conjunction with the Community Manager.

  • Efficiently and effectively schedule maintenance personnel, work orders, and make-ready activities including the move-in/move-out inspections, as well as the 24/7 emergency maintenance schedule.

  • Assist in the creation and implementation of an effective preventative maintenance plan under the direction with management.

  • Monitor compliance of Company policies, procedures, and regulations.

  • Complete all work orders and home turnover within established time guidelines, budgets, and required quality standards.

  • Solicit and evaluate maintenance contract proposals, implementation and supervision of work safety program, ordering of all maintenance supplies through an approved purchase order system, maintenance supply inventory control, maintenance of all Community equipment and vehicles.

  • Other duties as assigned.

Role Specific Requirements Include:

  • High school diploma or equivalent required, college courses or technical school training strongly preferred.

  • Industry relevant or trade certifications/licenses preferred, but not limited to, HVAC/CFC, CAMT, journeyman plumbing/journeyman electrical.

  • 4+ years of direct property maintenance experience is required, preferably in a multi-family environment.

  • 4+ years directly supervising a team of 4 or more.

  • Proficiency in Microsoft Office.

  • Ability to utilize RealPage, YARDI property management software.

  • Proven knowledge and success in the specialties of electrical, plumbing, HVAC, appliance repair, carpentry, landscape maintenance, lock repair, construction and OSHA standards is required.

  • Strong interpersonal skills, leadership ability, conflict resolution and staff development is required.

  • Required to provide and maintain own basic hand and power tools related to work requirements.

  • Valid driver’s license is required.
