Ryan Companies US, Inc. Senior Project Manager - Multi-Family Construction in Denver, Colorado
Job Description:
The Senior Project Manager at Ryan willwork directly with owners/clients, subcontractors, internal accounting, and construction management team. Manage efforts of assigned Project Engineers, Sr. Project Engineers and/or Project Managers I or II while directly reporting to Division Manager.
Purpose: Manage Project Team to meet goals, budgets and highest customer satisfaction. Scope: Project sizes may range from $10M to $100M+
Some things you can expect to do:
Develops contacts and quickly builds relationships with potential customers.
Plays a key role in relationship building and management of customers.
Effectively negotiates business and legal provisions of construction contracts.
Consistently achieves customer satisfaction goals and raving fans.
Consistently achieves high levels of quality, design and profitability on projects assigned to the team.
Achieves team financial goals.
Assures the team's accounts receivables are managed effectively and collected promptly.
Assures the team's warranty issues are resolved promptly and effectively.
Assures that general team administrative responsibilities are carried out promptly and accurately.
Participate or lead owner/client presentations and negotiations.
Oversee design development, budget preparation and development of project schedules.
Supervise team of Project Engineers, Sr. Project Engineers, Project Managers I & II, and Project Assistants, as required, depending on assigned project(s).
Play a key role in developing procurement strategy including preparing bid documents, negotiating and awarding subcontracts.
Assure project closeout duties are completed per Ryan standards and in a timely manner.
To be successful in this role you must have:
Knowledge, Skills and Abilities (KSAs)
Knowledge of Microsoft Project and Proliance.
Experience with "multi family" concentration
Ability to make effective and convincing formal sales presentations.
Advanced knowledge of construction means and methods, building types, estimating, scheduling, cost control, material pricing and design management.
Delegates appropriate type and amount of work to others in order to leverage personal effectiveness.
Effectively prioritizes and balances big picture and immediate responsibilities.
Ability to listen effectively, value the opinions of others and acknowledge contributions of others.
Ability to communicate and work well with others at all levels.
Ability to train, manage and hold staff accountable to get results consistent with corporate goals
Ability to recognize, select and hire top talent at the appropriate time.
Effectively negotiates the business and legal provisions of construction contracts.
Resolves issues promptly for a "win-win" solution.
Proven ability to manage commercial projects including office and tenant improvement projects, or large, public sector projects.
Displays natural leadership skills and qualities to guide multiple project teams with direct responsibility of up to 10 personnel including project managers, field/project engineers and project assistants.
