Westdale Asset Management Maintenance Technician in Dallas, Texas
Rate: $27.00 - $29.00 per hour (Hourly non-exempt position)
Westdale Real Estate Investment and Management seeks a Maintenance Technician for a trio of office buildings in our Uptown Dallas portfolio consisting of approximately 365,900 square feet. As a Maintenance Technician, you will assist the Building Engineer with all the building maintenance.
Requirements
At least 2 years of experience working maintenance on the following property types: office, retail, industrial, single-family rentals, hotels, or resorts.
High school diploma or equivalent.
SMT/SMA designation preferred.
Must be able to lift up to 50 pounds and the ability to climb ladders.
Ability to use various power tools and hand tools, as needed.
Excellent verbal and written communication skills and ability to read and understand technical manuals, strong time management capabilities, must be well organized, a problem solver who has the ability to prioritize tasks and is a team player who pays close attention to detail.
Versatile with the ability to follow instructions and work under pressure.
Requires rotation of on-call duty after hours including evenings, weekends, and holidays.
Bilingual (English/Spanish) a plus.
Responsibilities
Plans, implements, coordinates, and supervises all mechanical operations, maintenance, energy management, and other operational programs to protect and maximize the operating efficiency of the properties.
Experience with commercial HVAC with cooling tower, water treatment, large tonnage chiller maintenance and pneumatics with excellent knowledge of building automation systems and ability to diagnose mechanical faults on various equipment.
Experience with analyzing, troubleshooting, and repairing plumbing and electricity issues, as well as general construction abilities.
Inspects, troubleshoots, analyzes, repairs and performs preventative maintenance on various building systems and equipment including fire panels, fire sprinklers and jockey pumps.
Skilled at general maintenance repairs including repairs of doors, door closures, door handles, sheetrock, painting, replacing of light bulbs, ballasts, ceiling tiles, as well as, being knowledgeable of irrigation repairs, systems and controllers.
Performs routine and preventative maintenance on all building equipment and maintain various records of maintenance and repair tasks with dates and work performed for the files.
Provides prompt and courteous service to tenant requests and maintain ethical, professional and polished relations with tenants, contractors and vendors.
Keeps all pertinent parties informed of any building operation issues at all times.
Maintains keys, locks, and makes new keys on key machine.

Work Hours: 8:00 am - 5:00 pm
Required License or Certification: Valid Driver’s License in the state where the property is located, or a neighboring state in proximity to the property where applicable.
