Our nimble, decentralized culture can provide you with a wealth of opportunities to learn about our business and quickly gain experience to accelerate your career. * This is an Onsite working arrangement at one of our Seattle, WA buildings. * About you As Senior Property Manager, you will be involved in all aspects of managing your assigned portfolio, from operations and financial activities to managing important relationships with our tenants, property owners and vendors. From managing service contracts and overseeing tenant improvements, to completing property inspections and making recommendations, you'll have the opportunity to share your innovative ideas. In this role, you will: Develop and maintain strong relationships with property owners, tenants, vendors, and contractors. Respond in a timely manner to tenants' needs to meet lease obligations. Prepare and submit annual operating and capital budgets for owner approval, including comments and assumptions. CAM and operating expense reconciliation Review receivables and contact tenants to collect rents in arrears. Monitor real estate taxes and assessed valuations to assure proper levels of taxation. Control expense commitments and develop expenditure procedures to adhere to budget guidelines. Develop and maintain building procedures and supervise building operations, utilizing building staff as appropriate. Develop and implement plans and procedures for property security. Develop and maintain long range plans (rehab/modernization), including maintaining knowledge on competing properties. Negotiate with vendors for cost effective equipment and services including, but not limited to maintenance contracts, and supplies. What you'll bring: 6-8 years of Commercial Property Management experience (retail, office and industrial). Valid Real Estate license is required. Strong experience with CAM estimates and reconciliations. Demonstrated experience with real estate software such as Yardi, MRI, etc. Excellent client relation skills both with owners and tenants. Able to work under pressure, deal with multiple deadlines, effectively handle stressful situations, deal intuitively with situations, and work with minimal direction/supervision. Advanced skills in Microsoft Office applications (MS Word, Excel, PowerPoint and Outlook). Strong understanding of financial reports, including variance of actual vs. budget numbers. Pursuant to state/local law, Colliers is disclosing the following information: Area/Location Specific: Seattle, WA (On-Site) Approximate Annual Range for this Role: $86,233.00 to $110,000.00 Our annual ranges are determined by role, level, and location. The range displayed on this job posting reflects the minimum and maximum target for new hire salaries for the position across all US locations. Within the range, individual pay is determined by work location and additional factors, including job-related skills, experience, and relevant education or training. Bonus This position is eligible for an annual bonus, based on company and individual performance.
