JLL Facilities Manager in Clyde Hill, Washington

Pay: $93610 - $135740 (includes bonus) Location: Downtown Bellevue, WA The Facilities Manager will be the single point of contact responsible for facilities management, assisting the JLL Regional Management team and the Client Corporate Real Estate team with the delivery of quality facility management services. Primary responsibility is to provide leadership and direction for the efficient operations and oversight of all Hard Services including, but not limited to, maintenance of all facility electrical, mechanical, structural, and life safety. The role will be charged with procurement of property supplies and services, issuing purchase orders, managing bid requests and service/construction contracts, and oversight of the site operating budget. Relationship Management Function as an interface with client, visitors and guests and ensure appropriate follow up with customers. Assure an effective communication protocol is in place on both JLL Corporate and Clients alike, as well as with account staff, peers, subordinates, senior managers, and vendors. Respond promptly and accurately to email and phone communications. Actively participate in meetings sharing ideas and solutions as may be appropriate. Instill a high-level of performance expectations from team members to include client focus, open and timely communication up and down the organization and encourages risk taking and innovation. Collaborate with Account Leadership and Client to develop goals, objectives and focus areas for Workplace Experience Services and Integrated Service Delivery on the account. Compliance & Operations Monitor overall workflow to assure timely completion within established SLA's. Meet or exceed customer satisfaction rating. Work closely with engineering teams to assure completion of scheduled PM's and adherence to compliance processes. Monitor capacity and respond to identified changes gaining stake holder approvals via the change control process. Assure all facilities evaluated are in compliance and pass the JCAP Operations audits. Implement best practices and monitor their effectiveness keeping the Client informed of the value-add measures being introduced. Inspect facilities on a consistent basis. Participate in cross area facility inspections to assure consistent delivery of services. This individual will ensure all contract deliverables are met or exceeded, including operational up time, cost savings initiatives, energy consumption reduction initiatives, and service improvements and introduction of best practices and innovations. Manage operations, maintenance, and capital improvements of all Life Safety, Mechanical, Electrical, Plumbing, HVAC, Security and Elevator systems. Analyze equipment downtime ramification and develops Emergency Response Action Plans (ERAP) in the event of equipment failure. Capabilities to provide project facilities support and technical input for projects scope of work as required to ensure site infrastructure and operations needs are met. Effectively manage communications across regions/geographies between team and customer contacts, particularly in instances of service outages, facilities SOW gaps, including managing root cause analysis to avoid repeat failures or lapses in service delivery. Team Management Reporting to the JLL Regional Senior FM this manager will mentor, guide, and lead the site and handle site operations. Provides oversight of staff, with input on selection, counseling, appraisals, and recognition, recommending salary, promotional, disciplinary, termination, and other personnel actions.
