Ohio Means Jobs Cleveland Cuyahoga County is sourcing for a Director of Maintenance position with a senior living facility. * This is a full-time position located near downtown. *General Purpose: DIRECTOR OF MAINTENANCE * Plan maintenance duties and purchase supplies to maintain a high level of building and ground maintenance. Also, in the absence of administrative consultation solve emergency problems and report to administration at first opportunity. Conduct all organizational business and practices in accordance with Retirement Community policies. *Essential Duties and Responsibilities: Manage and coordinate operational services including: Ensure all corporate compliance guidelines and procedures are observed. Ensure departmental policies and procedures are consistent with the organization's policies and procedures. Participate, along with other disciplines, in the development of new services and for growth an enhancement of existing services for increased community involvement. Collaborate with facility VPs and administrators to ensure satisfactory coordination and support of operational services with both ancillary services and various program needs. Maximize efficiency and effectiveness of operational services Meet weekly with each facility VP or Administrator to identify ongoing operational issues or projects. Conduct quarterly facility walk-through inspections and report identified areas of need to facility VP or Administrator. Maintain high level of resident satisfaction as indicated by scores on annual resident satisfaction survey. No scores should be below the normative score. Inspect storage areas semi-annually to assess security, safety and organization of storage, cleanliness of dock. Point person for coordinating work done by outside service providers (AT&T). Ensure that Employer is meeting all safety, building, ODH and other regulatory rules/codes. Ensure the facilities are successfully maintained to be safe, clean and attractive. Observe all company rules and safety procedures. Attend necessary seminars and workshops to remain familiar with revisions/updates. Monitor necessary logs required by code or regulations. Responsible for CARF accessibility survey. Network Administrator of the SARA (Nurse Call/Fire alarm) System. Coordinate construction and contracted projects. Serve as owners' representative, keeping detailed account and records of meetings, decisions, change orders and other relevant information. Insure projects are kept on budget and on time. Communicate problems/concerns to CEO and facility Administrator(s). Insure follow-up on all problems. Maintain records of apartment renovations including costs and dates. Monitor process to ensure vigilance of competitive bidding. Perform other duties as assigned. Preventive Maintenance: This entails keeping the equipment working through servicing equipment according to the manufacturer's recommended preventive maintenance schedule. Input and maintain information in Main Boss for all equipment, including name plate information, in order to ensure proper preventative maintenance. Corrective Maintenance: Corrective maintenance entails the repair of broken equipment. Replace, repair or rework broken parts to assure that the equipment is in good working order. Overhaul Maintenance: Overhaul maintenance entails taking equipment off the line and replacing or rebuilding as necessary. Construction: Construction entails adding on to or refurbishment of portions of the facility or the installing of new equipment that will complement the basic plant already there. Construction Maintenance requires special planning.<
