JOB TITLE: Project Manager, Self Perform Group (SPG) REPORTS TO: Group Superintendent and/or Project Executive POSITION SUMMARY: Pepper's Self Perform Group (SPG), in Cincinnati, consists of an SPG superintendent and trades people that perform trade specific construction in the areas of demolition, wood and metal framing, rough and finish carpentry, architectural millwork, doors frames and hardware, drywall, acoustical ceilings and miscellaneous specialties. The SPG Project Manager will be responsible for the overall safety, direction, completion, and financial outcome of SPG related scopes of work from initial budget through project closeout. Safety is the number one priority at Pepper and Project Managers are expected to promote and exemplify safe work practices. The SPG Project Manager is expected to work with people in all levels of Project Management and Field Supervision to establish operational priorities and ensure a quality project. The role is also expected to maintain positive and effective working relationships with both internal and external members of the Project Team and support departments. RESPONSIBILITIES: Develop, collaborate and implement project management services to support the Pepper SPG Team in Cincinnati Communicate and collaborate with operations project leaders regarding safety, cost, quality and schedule performance. Work directly with Group Superintendent, SPG Superintendent and SPG Team to communicate the scope and productivity expectations for the SPG services on each project. Track hours spent, materials installed, and equipment used to execute the work to date and provide projections for remaining work cost and schedule. Communicate this information to the SPG team and to the project management staff. Work directly with our project and preconstruction team members to develop SPG scopes of work, budgets and bids. Be an integral and supportive part of ensuring safety on our projects, through jobsite visits, safety planning and budget management ensuring safety is considered in every budget. Understand how the SPG services impact the financial statement for Pepper Ohio and look for opportunities to improve this impact. Negotiate material and subcontractor buyout. Develop and negotiate material purchase orders and subcontracts. Plan and schedule multiple projects and assist with SPG manpower scheduling. Manage multiple project costs through the ongoing evaluation of labor, material and equipment; continue to forecast and analyze construction costs, exposures and profits through project completion. Perform project closeout for SPG or other services provided under the SPG umbrella. LEADERSHIP: Provide leadership through building relationships, motivating others, providing clear direction, and cooperative teamwork. Communicate effectively; both written and verbal with support and direction from Pepper Leadership. BUSINESS DEVELOPMENT: Interact with clients and potential clients to identify and pursue potential work. Prepare and participate in client presentations and project interviews; negotiate and secure new business under direct and close supervision.
