Hotel Rehabs Senior Pre-Construction Estimator in Chicago, Illinois
This is a hybrid or remote role (based on location) with preference given to candidates in Chicago, Phoenix, Cincinnati, or Maryland.

Summary of Role
The Senior Pre-Construction Estimator is a leader within the estimating and preconstruction team. They take ownership of all aspects of the client management, estimating and buyout process. It is their job to drive new business for the company, manage existing clients, properly estimate new projects, ensure profitability, and close the contracts. From finances to compliance, client interaction and reporting, and internal team mentorship, the Senior Pre-Construction Estimator is integral in the company’s success.
Responsibilities
Pre-Construction
Develop and maintain strong client relationships
Instigate and drive regular meetings with new and existing clients
Manage and compile initial budgets/rough order of magnitudes (ROM) for clients
Maintain on-going client relationships through regular contact
Attend pre-bid and kick-off site and client meetings.
Compile hard/competitive bid estimates for clients
Properly disseminate bid workflow to estimators
Manage and own FF&E budgets, obtaining quotes and take offs from Purchasing and Design teams
Execute and manage owner contracts, scope of works, and project schedules
Meticulously ensure all scope is clarified, included, and properly outlined
Ensure all take offs are properly performed
Coordinate with Design Build to solicit designer, architect, and procurement vendors
Source new sub-contractors and maintain ongoing relationships
Manage, submit, and follow up on RFI’s and submittals
Project Finances
Ensure proposals meet target gross margin
Coordinate & consult with PM to maintain project margin throughout the buyout phase, reporting any variances
Manage Budget v. Actuals during the buyout phases
Brand Design Schemes and Hotel Brand Standards
Maintain brand design scheme knowledge, provide insight to the team, and properly implement changes into our client budgeting
Ensure all scopes are being estimated and outlined to hotel brand standards, always staying informed of changes
Maintain ADA compliance with architect/consultant throughout estimating and pre-construction
Information Management
Ensure cloudshare and subcontractor systems have the most current files, properly organized, and structured to the project folder structure.
Manage and share project contact lists
Manage A-Z checklist during pre-construction phases prior to hand-off
Reporting
Update pipeline actively and submit to weekly forecasts
Maintain estimating and pre-con meeting agenda and internal meetings
Maintain client updates
Requirements
7+ years of Estimating experience in tenant improvement projects
Bachelors degree in Construction Management, Architecture, Engineering, or related field (or equivalent work experience)
Proficiency in Bluebeam or equivalent software
Proficiency in Microsoft Suite, including Excel
Ability to travel up to 25% in the role
Ability to work remotely
Preferences
Located in Chicago, Phoenix, Maryland, Cincinnati
Branded hotel estimating experience
2+ years of People Management experience
Experience in traveling construction groups
