Responsibilities
The BOC Specialist is responsible for maintaining the health of the BOC network and reports to the BOC Manager. The BOC Specialist may be required to work on weekends or evenings to accomplish specific tasks.
Field Repairs & System Maintenance
Replacing controls related equipment such as an actuator or sensors
Replacing network switches
Repairing wiring problems
Calibrating of sensors
Maintaining the programs within the controllers
Troubleshooting and creating points in the BAS
Communicating with the Building Operations Center (BOC)
Scheduling work in tenant spaces
Call & Site Coordination
Collaborate with the Call Center to log and identify problem areas within the building.
Assist other trades in troubleshooting and resolving system issues.
Monitor systems for alarms, generate reports, and perform triage on system messages.
System Operations
Continuously monitor controlled systems for performance issues and malfunctions.
Back up application software and verify network integrity of control devices.
Debug programs, simulate operations, and test hardware/software components.
Conduct functional checks on all control systems and document results.
Configure alarm settings for optimal efficiency and responsiveness.
Service & Customer Support
Respond to service calls by diagnosing problems, identifying root causes, and implementing effective solutions.
Work with customers to develop and refine maintenance programs tailored to their systems.
Identify and implement long-term service strategies to enhance system performance.
Qualifications
High school diploma or GED with at least 10+ years experience troubleshooting and repairing BAS sensors and communications wiring and devices, or equivalent certifications/education

Candidate MUST:
Be able to understand equipment Sequences of Operation
Be able to read electrical schematics
Be able to read HVAC blueprints
Be able to operate a BAS
Be able to evaluate setpoints
Understand control logic
Be able to use electrical test equipment such as volt-ohm meters, current meters
Be able to use basic hand tools
Be able to use a laptop computer
Be able to write reports at a professional level
Be able to read and understand technical documentation and reports
Be able to use the Microsoft Office Suite, Project, Teams, and Outlook
Desired / Advantageous Qualifications:
Schneider Controls Certification
Building Automation Certification
Vocational school or associate degree in a technical trade preferred.

Abilities:
Lifts at least 100 pounds at one time and 60 pounds for an extended period of time.
Relocates a 12-foot stepladder without assistance.
Works at various heights up to 60 feet and can climb and maintain balance on scaffolds, aerial lifts, catwalks and all types of ladders.
Walks, climbs, lifts, squats, crawls, kneels, pushes, pulls and reaches overhead on a routine and repetitive basis.
Possess good vision (may be corrected vision), the ability to see in color, and the ability to hear and communicate in English.
May use a standard ladder without exceeding the weight limit while carrying tools.
